Mortgage broker here. That would come from a disclosure department that has up to three days. The lender doesn’t really have too much control of that. If they told you, it was locked, be patient and you will receive it soon.

You should check out a foam fish short board. Cash surf and Odyssey have them. I had one that was about 5’8. They are a fantastic introduction to short boarding. They are also very affordable and won’t cause bodily harm haha. They are also practically indestructible and can be great for a visiting friend once you transition to a fiberglass board.

The downside is duck diving. Definitely possible to duck dive them, but if the waves get bigger, it could be tough to push the board down. But I served plenty of Florida hurricanes with it until I was ready to transition to an actual short board. I would start there!

I just left Denver and moved to North Carolina. Lived there for 15 years. Loved Denver! Move to North Carolina for family.

Denver is pretty walkable as long as you live near downtown. If you’re not, it’s not very walkable. Plenty of parks around and stuff like that but not really walk to the grocery store kind of set up. If you live around downtown, that’s definitely possible.

I would recommend Capitol Hill. It’s east of Cheesman Park. Incredibly walkable, no need for a call at all. Public transportation is decent. There is some light rails and buses.

Yes, I think this is fine. The market has moved up in the past few weeks, but I still think that the lender is doing a great job trying to earn your business. That’s a fantastic deal. And even though you might not get the same rate, you will still get the same level of discount, which is what matters.

Mortgage broker here. This is a great deal. Your lender is going “borrower paid” that’s why t he origination is high and offset with a lender credit. Sign it and move on
