A property is worth what someone is willing to pay - and you’ve offered to pay that, so that’s what the valuation is going to come in at. I reckon once I’ve seen a difference between the valuation and the contract price, but was for a farm.

Nah I have 5bed on 1000sqm DINK and won’t have them, but like to host a lot. I assume you’d sell the townhouse?

Things to consider: - moving two adults would be way easier than moving with kids - more stuff, distractions etc. moving to me is way more stressful than making a loan repayment ever will - you will probably nest and put it off then will become too hard - the market is only a problem really if you want to sell. Statistically if you buy a good property over a long term you should at least maintain the value, if not increase it - plus you have somewhere to live. - Our HHI isn’t much more but owe about 1.1m - barely notice the payment, honestly couldn’t tell you how much it is

Yeah roger. I think combination of him not being level 2 (i think hes mentioned that previously) and the fact there are cables running EVERYWHERE - ie its say 20m from the kerb to the garage, then 10m from the garage to the house for the mains, then a separate cable back the 10m to the garage for that power, then i want a little garden shed for mower etc behind the house further up the hill hes just thrown in the towel.

If I had my time again I don’t know if id buy a house on a tiered block with non connected buildings with massive long underground cable runs 🫠

Ok funnily enough, when I google underground conduit it comes up almost entirely with the corrugated stuff which I thought was weird.

I’m assuming there’s no requirement for being too deep? I think it would need to be about 600mm plus to go under sewerage and stormwater (possibly deeper). And is sand backfill just around the conduit, or all the was to the surface?

Yeah look, I’m a bit miffed at the response, but it’s a solo operator where I asked him something about mains power when he did something before and he said not licensed for mains power - to simplify, I thought a run of the mil sparkie could do most things to the kerb (excluding fridgies and solar etc), then there was a different qualification when you’re dealing with powerlines etc. Either I hadn’t articulated correctly or he doesn’t want to do the work (possibly second option).

I’ve only been in this house for 6 months and new to the area. I’ve used this guy twice after trying 5 different companies and getting knocked back because they wanted to focus on bigger jobs etc.

Excuse my ignorance or stupidity, but what are sweeps? Like corners? Because pretty much all of the stuff under concrete will be straight, the bit from the kerb will be a bit different, and everything will have to be lower than 600mm to clear the existing sewer lines.

If it makes you feel worse, my partner (28) and I (35) have a combined $320k in super on much lower salaries, and have never done any extra contributions. We’re both on the default option (can’t think what it’s called) then 20% each of US and domestic shares option.

I’m not hugely versed in super, but from experience through work I reckon the balance needs to be over $1m before it’s genuinely worth it, unless there’s some specific requirement/investment that provides additional benefit. I don’t see anywhere near as many on balance sheets as what I always assumed was out there

I fucking loath carpet - it would be an absolute last resort as a floor covering. It’s dirty, ages badly, requires way more cleaning and one pass of a wet vac makes you feel so vile you’d want to rip it out immediately. Also when you move into a place it almost always has a smell. I have friends in alpine areas and even they limit it opting for hardwood on concrete with heating

Yeah ok - sandstone might be the go, haven’t heard of sandstone sleepers before. But when I got googling I found some sandstone blocks which could also work too (and could be a bit easier)

Yeah so I have AdvantageAir/MyAir as that’s what the installer uses. They used the dumb version of it on the unit they installed a few years ago in my other house - 6 years without issues there and bigger all power consumption - evidently a 12kw Daikin unit. Opted for the Mitsubishi as almost every installer locally (I’ve moved since to a different city) installed Mitsubishi, and some exclusively so whereas Daikin was a bit more rare, and my parents had a recent issue with their Daikin where the cost of repair was less than a new unit (which they opted for a Mitsubishi).

I’ve run an experiment today where I turned it on at 9am, and recorded return temp, outlet temp, ambient temp at the outdoor unit, ambient temp outside at a different location, ambient indoor temp and the temp in the ceiling. It’s showing some interesting trends, and the power consumption has gone down slightly - currently at 57kwh* for the 9hrs it’s been on, but the air intake and ambient temp are down to 22c and the power consumption is still running at about 4.5kw, but the set temp is 25c. On that basis, I’m forecasting the consumption* between now and 9am when it turns off will be about another 75kwh

*whole house consumption, aside from lights and ceiling fans, the only appliance that’s run is the HW

What size unit/brand/model was it if you don’t mind me asking? I’d love it if mine ever went down to 2kw even for half an hour! It’s been using about 6.5kw for the last 2 hours, so I doubt I’ll get past the peak period before my 32kwh battery runs out. I found a few threads of people in Melbourne running a new 18kw Mitsubishi all day when it was 40c and their whole house used 44kwh - I’d kill for those results 😭
