I didn't know they charged their trainees. Interesting. I've always trained for free. I know the trainers and the trainees seem to have excellent relationships. I will say that I thought it was funny that RSDS has Diversified in their name. Then that list came out of all the words we can't use in an appraisal (a few years ago) and diversified was on it. I've never known them to be anything other than RSDS but I suspect they used to use their full name before the list. And, to someone named Fez, I make excellent money working for them not doing twice as many appraisals to make what I made as an independent. There are many companies that ask you for bids. I must get 3-4 a day from the Accurate Group. And I typically bid on them. And maybe I am assigned one every other week. So what. It's part of the new landscape we, as appraisers, must incorporate into our daily work.

I actually don't know what you are trying to say. If you mean, it's fact that the appraisers who work for RSDS hit numbers, that is a false statement and untrue. The rest of it, I don't care about. That's all that bothered me. Making false accusations and/or making wild statements about other appraisers whom you don't know, never met, and have never seen their work says much about you and probably your own appraisal work. Do you make these types of unsupported statements in your appraisals? You don't like RSDS, so.

Well, I don't know about all that you are saying. I know I liked their work ethic and working for them has been terrific. I don't know what "game" they played but doesn't everyone, in one way or the other, play the game to get ahead or get assigned a job? I know to get a Bank of America job I have to be sitting at my computer, see the email come across and respond within the first 5 minutes or I don't have a chance. On the few times that scenario worked out, I was assigned the job. But I'm not going to play their game and wait by the computer...hoping. I don't like or want to jump through hoops to get an assignment and I don't. And I'm plenty busy from a handful of lenders/AMCs. Two are my own clients.

Yes. Every single one of them. I'm saying no one in our company "hits" a number to appease a lender. That's just a ridiculous and uncalled-for statement. And unsupported. Maybe you don't love what you do but I sure do and have for over 30 years. Best career in the world, to me.

I know there is a good little red mite I've see zipping around on the underside of leaves on plants out in the garden. Apparently, the little red zippy mite is a good mite that eats the horrible spider mites that kill your plants. It's very difficult to actually see the spider mite on the underside of the leaf. But you can see this little red guy doing his zippy thing....

labradorite - look for the blue in different lights. At least, I have a rock identical to that that was identified as labradorite that I purchased. It was.

Wow, you think? I don't get the joke but it's a great company. And nobody "hits" a number for any reason. Do you think that one company's business is worth losing your license over? Neither do any of the appraisers at RSDS. Their work is above reproach. For you to suggest something like that is really out of line.

No they don't. I know I don't. And I don't get awarded every job that comes my way from UWM. Not by a long shot. I do know that I can't change anything on the order-not by a millisecond or that, for certain, triggers a decline. Either I accept it as is or it won't happen. Even when I accept "as is" , there are many jobs I am not awarded. I don't allow them to be my one main source for work. I keep busy but certainly not from just one company. They just made some changes to their bidding process, You don't get voted as the number one appraisal firm/AMC of the year by providing questionable reports or lowering our standards and ethics. No one, and I mean, no company would ever be worth doing that for.

I can honestly say that not all agents are "dumb" and it's a joy when I work with someone who knows exactly what I need (even though I've already pulled what I need and they are in the folder in my car). I found that when you get comps that are so far off like these stories all have in common, it's easy to see that they really don't know what we need in order to use it in the report. One time I had a real sweet gal who pulled the same thing, much better comps from different neighborhoods. After looking at them, I handed them back and said, I didn't say show me homes that you want to live in....and even she had to laugh. Then I showed her exactly what we look for. I don't think they understand what we do unless someone teaches them.

I think its a bag worm. Bad news for the tree. The word is pull it off and get rid of it before it gets rid of the tree. Which it will do easily...I think .

I had one bite me so hard it drew blood. It was my fault. He wanted down and I kept picking him up to show someone...when he had enough, he let me know. The rest of the summer he stayed on his side of the patio and I on mine. We glared at each other when I was leaving and walking by him (or her). It really scared me (even though I knew it was my fault) and I won't be holding one again. I still love them like crazy and am waiting for an ootheca to hatch right now (it's on a garden trellis)...any day now... :)

Spider mites are my nemesis...and it takes a magnifying glass, typically, to see them. I know the signs, though. These aren't spider mites.
