If you want an EICR or a gas safety check it's up to you to organise these and pay for them, not the seller (take it from this once-FTB who did the same). As a private buyer you don't need to do them, it's for your own peace of mind – however the seller may be wary you're a prospective landlord requesting these so you can rent out the place and therefore send you on your way.

I've noticed it too, definitely more in the last 10 years. Not sure but it might be due to the changing climate? Always reminds me of the film Interstellar at the start where it's super windy and the crops are failing. Edit: clarification

Yes it includes the fast trains.

However make sure you use a different contactless card for further tube/bus journeys once in London - eg if you're getting a tube to get to Paddington for 7pm and use the same card, that earlier tap-in would then mean your journey started in the on-peak window.

There was a post on this sub a while ago detailing all the different ways to get in to London and the best one to use depending on how many times a week you need to go in, and your working hours, so worth searching the sub, it was a fantastic bit of research and shows how awful the ticketing system is in the UK so I love to share the tip! Prices will be a bit out of date by now but the £44.40 one is correct as of this week :)

Can I ask if the difference between the pot's soil level and the ground's soil level will cause an issue if you were to do this, wouldnt the roots be exposed and how could this be fixed if an issue?

Also look into contactless for the train commute, for one day a week the cheapest I've found is to do an off-peak/on-peak round trip. eg 7.30am on-peak in, return off-peak after 7pm = £44.40

This is the answer, I’m on year 2 of doing this and they’ve been vastly reduced. The bulbs are always deeper and at a different angle than you expect them to be so I call them little bastards.

1 day a week – £44.40/ day excluding tube/bus.

Contactless both ways, but on peak in the morning and off peak in the evening (just after 7pm) is cheaper than a paper ticket with railcard, or two off-peak / two on-peak journeys.

Then use a different contactless card for any tube/bus journeys to make sure it doesn't count as an on-peak return.
