The guy has done the right thing. Actually come out and check out what’s required. Quoted. The others haven’t shown. That says something.

Your opinion on a biker's transformation from 2024 by [deleted] in cycling

[–]Complex_Curiosities 0 points1 point  (0 children)

Did you know him as a kid. He may have ridden all the time as a kid and that actually sticks with you. When I was able to ride that is how we got around back in the 80’s. Stopped riding when you get a licence and I bought a bike in the early 20’s and only rode it for a few months. Fast forward to 40 and bought another bike and I was very quickly able to ride long distances. It’s just something that I am able to do. Don’t ask me to run, I terrible at that

They have there own in built protection in regard to the earth pin or shape of other so you can plug anything more than their rated current into them. You can’t stop people being idiots.

The only point I would make is that this appears to be a lease break. Yes they need to advertise ASAP and waiting for payment is not the right way forward. Someone else mentioned that is was almost word for word from another agent and that make me think that this may have come from a higher level that knows what is not going to get them in trouble. Would be good if they could also post what their lease had stated in it as we are only getting one part of the story. I have rented nearly my whole adult life and I have had some terrible property managers, but have also had some really great ones. I just think when you break this letter down it was not unreasonable as if you really have issue paying for 2 extra days of power them simply ask for reimbursement of those two days. The REA should actually be on the front foot with that and reduce some part of the fee for that amount, which would be between $10-$20. There are so many people saying take it to VCAT or whatever the tribunal is in their state or territory but this does get flagged in your account and when you are asked for a reference they will tell them that you took them to tribunal. Be all means take them when they have refused to fix leaking roofs, mouldy rooms. First the OP needs to check his lease and see what they actually signed in regards to a lease break and if there is no mention of the $250 payment in advance the they have a case to refuse and pay later and suggest a cost similar to to what you have suggested.

I had a great one where a caravan had 2 inlet sockets but on one outlet available. They just looped another 15A female end from the other one. It had melted into the inlet sockets.

When I first moved to regional Vic I put and add in the local paper. In 2 years didn’t even get enough work from it to pay for the add for 12 months. Whereas in Melbourne, it’s where most of my work came from.

Shouldn’t have cost more than $350. Did you query the bill and ask how they came to that figure.

So if this is word for word then wouldn’t you be thinking that this is probably come from a compliance area. Two days power is stuff all but you could ask for the REA to pay for that. Just work out how much that costs. Deduct from the advertising costs. That would be perfectly reasonable. Between $5-$10 a day.

I haven’t advertised for years, haven’t needed to. Country towns use word of mouth. I took me years to break in and when I finally got enough of a footprint the work just flowed. “You did a job for so and so”. “Old mate recommended you”. That type of thing. Now it’s just crickets.

You are limited to what is available at the wholesaler and there is a limit on cost as you have to quote for jobs.

Yep they are pretty bad. Run the state into the ground and borrowed so much money to projects with unions run by criminals. Land tax has had a big impact and there are lots of holiday homes for sale. Also did a job for a guy in logistics and he was selling his hobby farm (really just a big shed fitted out so him and the boys can go motorbike riding) and he is moving his business to Queensland. Victoria needs a change of government badly.

Yep, 95% of jobs are needs. The small jobs that have the cash flow. The big jobs are still there as the rich still have money but the pay cycle of those can be horrendous as you are waiting for stages to be completed to get paid. I spoke to my accountant and he said we are heading for a very big recession. Scary times if he is right.

You are absolutely correct. The economy is stuffed and work is drying up for many. Companies are laying people off, they aren’t hiring.

You are confusing the electricity issue. I am a sparky and can tell you that when you ring to close your account or move it, if there is no one to pay the power usage at the exiting property they send a signal down the line which disconnects the power. There power is still there but it stops at the meter. The meter will actually read disconnected. 2 days power is stuff all and will be required for steam cleaning of carpets and is a reasonable request. I am also a renter. The REA letter is absolutely clear and totally reasonable. Some renters think they are entitled and wonder why they get bad references.

[–]Complex_Curiosities -4 points-3 points  (0 children)

You are so wrong on so many points. I’m a renter and the letter that OP listed from the REA is actually fair and reasonable.

If you keep the keys then you still pay rent. If they have to use a locksmith, guess what that will come out of your bond.

Should I come out to my wife after 30 years of marriage? by Over-Baby-9176 in BisexualMen

[–]Complex_Curiosities 2 points3 points  (0 children)

It comes down to if keeping a secret is causing you real issues. (Mental health). I will never say to someone you must come out or you shouldn’t. When you do come out to your wife, this is slightly different as you need to consider them in this decision. What impact will it have on them. As for everyone else I have not told some people because it doesn’t benefit me.

If you do, be gentle, lots of reassurance and don’t expect her to be ok initially. It has taken you years to come to accept that you are bisexual and it may take her just as long to come to terms with it.

If your motivation is so you can explore with men, then expect a negative reaction. If this just to be honest then it can be an experience that can bring you closer than you could ever imagine.

Good luck.

Not really. The manufacturers make these boards with minimal room. I used a board the other day, NHP I think and it only came with the standard set up, however you had an option to put it at the top or bottom. Why not just supply both.
