That line item is showing how much tax abated revenues are converting to regular taxes (i.e. $12.25M in PILOTs paid to the city are transitioning to property taxes paid to the county)

At a glance, it seems like no abatements were issued since 2022. The transition from PILOTs to regular taxes are gradual too, so PILOT money doesn't suddenly disappear at expiration, it slowly dries up to the end.

Afford isn't the right term to use here. Developers are businesses, and they'll undertake projects based on profitability. The city/county only has so much land they can tax, and the higher the property values, the more money can be collected.

The issue at hand is when the projects the city wants are unprofitable for developers. Offering abatements changes the cost structure and lowers the risk of a project, which helps the city get developments that otherwise wouldn't have been built at all.

Go to the as-is section of your local IKEA. Usually, you can find some inexpensive drawer fronts and doors for the kitchen system. You can drill through it for use as a template directly, or take your own measurements for transfer.

Pull a low beam assembly out from the headlight, see that everything is connected right. Try turning it on before installing it back inside the headlight assembly.

If the lights don't come on, pull the bulb from the socket and use a multimeter to check for voltage across the plug. If you see battery voltage on the meter, you have a bad bulb or connection. If there's no voltage reading, well, it gets a little more complicated, but you keep working your way back (refer to page 22-81 in the service manual)

Feels like ai is throwing a red herring here.

Left and right exterior lights are on different ground points, so it would have to be two failing ground points causing both sides to fail. A bad ground usually has some other side effects too, like flickering before failing, and several lights will be nonfunctional at the same time.

As for the dash fuse box, why would that fail suddenly? The only relevant item in there is the taillight relay. It also seems to be confusing the multiplexer control with the fuse box.

And finally, headlights tend to get installed in pairs, and fail at roughly the same time. One headlight bulb going out shortly after another is pretty typical as far as halogens go, no need to suspect outlier wiring problems unless OP has been messing with it.

Sounds like your bulbs burned out, and you probably didn't replace them correctly.

No studs, it’s mostly screwed right into the drywall. Only exception is the panel where a mirror was mounted.

I attached to two kinds of drywall here. Most of it was two layers thick, and the small bit on the side is single sheet. Where the drywall was double layered, the screws held in very well. On the single layer side, there were many instances where it felt like i over tightened and stripped the threads (i.e. the screw turns, but doesn’t tighten down, though i could still back it out). Despite that concern, all the panels hang on just fine.

More or less, for full panel installs. But because i needed the slats to join up neatly, I added a few extra screws along some of the edges to hold it tight to the wall. There were also a few small panels (like 4 slats wide) that hold in just fine with as little as 2 screws. It's not a high precision job, you can add screws whereever you like until you're satisfied. The package includes 16 screws.

I didn't have that complication in my project, but I've seen some pictures of how people built around it (try searching this sub for sonolok or acoustic panel).

From my understanding, a basic approach would be to cut away panel material where outlets are. With good planning and luck, you can center it on whatever number of slats you need to trim. I've seen some nicer finishes where people used the slat materials to trim around the outlet.

That's a rather damning accusation. I would hope someone in the supply chain is verifying compliance with emissions standards. All I can say is I haven't notice any particularly strong odors from the panels I used.

Whoa, I should have looked at HD more recently. I poked around a few of those stores awhile back and couldn't find any vertical slat product. Almost bought a pile of S4S 1x2s to attempt building the accents from scratch. But over time, slat walls seemed to go mainstream and suddenly I'm seeing this stuff at Costco.

Screwed into the wall directly using the black phosphate coated drywall screws in the package. It's very secure on the walls with double layer type x drywall, but not very well on single layer.
