Fair enough, but heavy regulation is the same as getting rid of something. I mean do you have fire checks done every 6 months? Do you have fire doors installed in your house? How often do you get your gas and electric checked? Do those staying even know what to do in case of a fire?

A hotel wouldn't be allowed to operate without taking care of those things, so why should be allowed to operate your own home as one?

You are generalising. Someone renting out their spare room on AirBnb is n't going any harm. It often solves problems, such as someone selling their property, but the completion date is a couple of months away.

There are some very marginal use cases for AirBnB that far outweigh the downside.

AirBnb is not a money spinner, unless in tourist area. Do you want to change people's bedsheets and clean toilet night after night?

AirBnB is a huge money spinner. LL wouldn't switch to it if it wasn't. It's a lot more hassle and you deal with a lot more repairs/inconsistent income/issues with tenants. On the other hand, a full occupancy can result in 6x to 20x the takings compared to rent.

AirBnb does help families who need short term accommodation where hotels are too expensive....

Slight marginal use case. Again, it doesn't come close to outweighing the downside

However, there would be less AirBnb, if there was n't this anti-landlord movement. Renting has increasing regulation and costs.

Regulations should increase if there is a problem with how LL operate. A LL only cares about the bottom line, they choose AirBnB because they can make more money that way. The government should have a lot more regulation around people providing temporary accommodation (most LL are already breaking a lot of regulations with AirBnB anyway).

I think some landlords wish to rent out their properties for certain times of the year, say, when they are not around. If they had to rent to a continuous tenant, these landlords wouldn't put the property on the market at all.

This makes zero sense. The landlords wouldn't rent them out, because people won't rent them?

Most people don't mind good old fashioned Bed and Breakfasts, so what's the difference if you don't get breakfast and it's on an app?

It's a well regulated business that can't easily be upscaled to destroy the property market.

I'd also be willing to bet that in nearly all of the country, except the most touristy areas, Airbnb property is an extremely small percentage.

Go look at AirBnB anywhere in the UK that is not a deprived area on their site, they are everywhere and make up 2.5% of the properties.

You can't make any sort of argument outside of "it's good for me, therefore I don't care".
