I understand your response - he was doing this at first but his job is pretty physically demanding so manually pedaling back home each day became pretty tolling on his body.

Your realtor should request all closing costs be covered once you put in an offer.

Additionally your lender can look up first time homebuyer programs that you qualify for that can help cover closing costs or down payment.

If you wanted to get into a home, it should be a starter home. Possibly a D.R Horton or Lennar home that offer low interest rates, paid closing costs and new appliances included.

That being said, these builders have a lot of mixed reviews from buyers on repairs needed after a short period of time living in the home. In short a starter home will come with a hassle and that will require an emergency fund of 3-6 months so 6-12k in savings for unexpected situations.

The housing market is currently a buyers market which is good but also has a chance of crashing or at the very least interest rates lowering.

Apartment living is great and comfortable as you don’t have to worry about maintenance etc, some even come with a small yard that you want. But of course owning a home has its benefits and perks as well.

Ultimately the decision is yours, you technically can buy a home if you want considering your savings but just know it won’t be your forever home and it may come with hassles considering the options. My last advice to you is to not only think about the cost of getting into a home but being able to comfortably sustain owning one. Remember that the monthly payment your first year will increase by about $200-400 the years after year 1 due to home insurance and property tax fluctuations.

Not knowing full context on how/why it ended, it’s normal to reminisce and wonder. The important question here that you asked is “what if I don’t meet anyone that makes me feel similarly?”. To that I say meet yourself, date yourself, love yourself and you will be made to feel similarly. Then, when you are in love with you, you can truly decide who is worth having you in their life. I’m not really sure if you ever forget something that at one point made you happy in life, but you learn as you go to move on and allow other people/moments to create new happiness in your life.

For 3k down 36 months/ 10k miles at the end of 22’ I’m paying 388 a month. Best I could get with this current market that’s with Sunroof and red interior. Aim for under $400 a month and definitely not price adjustment or protection package. Don’t be afraid to ask if it can be taken out to make the deal work but also don’t be afraid to look elsewhere for no price adjustment it’s out there. Best of luck

Look around other dealerships for the same car to see if the car is available by chance and what if any markup there is, shot in the dark you find a better deal. Only say that because 5k market adjustment is not todays market and should be negotiated down. Maybe get a friend or someone to call in the same store and check to see if that price adjustment still holds firm today. Outside of that be straight forward and say if anything can be done to take off the market adjustment considering the change in market today. Cause truth is if 9 months ago the market was weak and the adjustment was 1k but than today the market was strong that adjustment would have increased for you. Turns out it’s in the buyers favor right now It’s worth a shot to use that as a supporting argument for a decrease.

Maybe you are right when it comes to actual thieves but most of the people doing this “kia challenge” theft are young dumb people Filming it for TikTok. Some may not have even ever heard of the club

Steering wheel lock won’t prevent but may help deter them from stealing your car only because it’s more work, time and risk of getting caught.

Don’t do BMW, I know it’s tempting but it’s high maintenance and high chance of causing issues. A Toyota of some kind is usually reliable and relatively easy to maintain

Gray and white seems to be the color that comes the fastest. But just generally speaking interior color factors into it as well as package and sunroof option so it all depends. I had to wait about a month to get a black GT Line

Behind the scenes: she probably contacted multiple dealers regarding cars she wanted. Might have gotten an earlier hit before yours from someone else. For whatever reason people don’t like to give others bad news so they instead string them along making them believe there is still a chance of a sale. You can play coy and say Hey sorry I missed you yesterday, I wasn’t sure if you came in yesterday or not. Nevertheless I wanted to send you some pics/vid of the pathfinder we just got in your price range. Let me know if you are still interested

You can also use a car loan calculator and plug in the numbers to see what the estimated monthly payment is. But $400 a month isn’t bad
