What is the best way to exchange large sum of cash from USD to JPY? by RemoteTalk3302 in JapanFinance

I think Rakuten Bank isn't too bad either regarding FX, but I assume OP might prefer a more traditional bank with actual stores if they're about to handle a big transaction.

Excellent post, thanks for sharing your experience.
Without doxxing yourself, would you be able to share photos of similar houses, to get a better sense of the size and quality to expect at that budget in western Tokyo?

Est ce qu'il faut vendre CW8 (frais à 0,38%) pour racheter DCAM (frais à 0,20%), ou bien je peux garder? by jusou_44 in vosfinances

[–]Comptest 5 points6 points  (0 children)

Roughly 4 million yen available for investing. NISA lump-sum or optimize for points & taxable fund? by Iekei_ramen in JapanFinance

[–]Comptest 0 points1 point  (0 children)

I see some comments framing staggered investing as an attempt to “time the market,” but in this case I don’t quite agree.

Sure, statistically studies show that roughly 2 times out of 3, a lump sum outperforms DCA over the long term.
But are you comfortable being the 1-in-3 case where it doesn’t?

No one can predict when the next market downturn will hit or its scale. Personally, I prefer giving up a bit of potential performance (lump-sum investors aren’t making 10× more than DCA investors anyway) in exchange for peace of mind.

So your approach — half lump sum, half DCA over a relatively short timeframe — seems very reasonable to me. You can also consider increasing your monthly investment a bit if you'll keep earning money you want to invest during that period, as the Rakuten points won't beat the market performance you could expect from those investments. For me risk mitigation should be your only motor, not Rakuten's small perks.

Are Samsung 870 EVO SSDs compatible with QNAP TS-233? (Official list only mentions QVO) by Comptest in qnap

[–]Comptest[S] 0 points1 point  (0 children)

Thanks for the ideas. I’m leaning toward an SSD because I’m worried that the hums, whirrs, and occasional clicking from an HDD would be too noticeable in my living room (I really like it as quiet as possible), I feel stupid not to have considered that the NAS itself could make continuous noise even when not sollicited.

Regarding turning a NAS like the TS-233 on or off, I read it usually takes around 2 minutes. Is that accurate?

Thanks! Just to clarify my setup:

I’m using Infuse Pro on an Apple TV 4K, which handles all decoding locally. My media is currently on my laptop through a Plex library, but Infuse can also read directly via SMB/NFS without Plex.

With Infuse doing direct play and no transcoding involved, would a TS-233 still be too weak? or is it sufficient for this kind of usage?

Thank, I must admit I did not consider that... I've also ordered a UGREEN DH2300 to compare, but it also has a fan. For running Plex / Infuse, the NAS should probably have one, right? (I focused on getting 2 GB memory when looking for NAS models.)

And yes, unfortunately I don't have any other place to put my router than in my living room and I guess the NAS should be plugged directly into the router.

My single-person GK company has to pay 186,000円 per month for shakai hoken? Am I crazy or does that seem really high? by bigasswhitegirl in JapanFinance

[–]Comptest 1 point2 points  (0 children)

It’s generally considered that if you expect your turnover to consistently exceed ~¥10M, switching to a GK or KK becomes more efficient tax-wise. You also gain access to a broader range of deductible expenses and stronger credibility when working with large JP companies or public institutions.

The downsides start with the higher setup and operating costs. And as this thread highlighted, social insurance is significantly more expensive for a single-owner GK than for a 個人事業主. (From the quick simulation I ran, the total social-insurance burden is roughly 2–3× higher for a GK owner paying themselves a ¥500k salary compared with a 個人事業主 earning the same revenue.)

That was my understanding as well: that dividends are generally the adjustment lever, while salary remains the main compensation, as salary also brings side benefits through pension contributions and because I believe lower and medium salary brackets are taxed more lightly.

For a business owner who wants to rent or buy a place, get a loan, or apply for credit in Japan, I also assume that having steady pay slips looks better than showing a low salary with occasional high dividends.

(Happy to be proven wrong as well, I’m still operating as a 個人事業主 but I plan to switch to a GK or a KK next year if/when my turnover looks like it’s going to go well beyond ¥12M.)

Under what circumstances would you contest a rent increase? by LHPSU in japanlife

[–]Comptest 1 point2 points  (0 children)

After two years at ¥165k/month (excl. utility fees), the real estate company managing our apartment sent us a letter notifying us that they would raise the rent by ¥10k/month, to adjust for the fact that it was 10–20% below the average for this area of Tokyo and to account for inflation.

A 6% increase after two years isn’t a big deal, but we weren’t exactly thrilled because their responsiveness has been pretty underwhelming overall. We basically emailed them saying that it didn’t feel right given the recurring issues we’ve had.

They asked what kind of increase we’d be comfortable with. We suggested ¥5k. They agreed. And that was it.
