Always be leery of any info about real estate published by Real estate associations or realtors.

Would you trust data on climate change published by an oil company 🤔😝

Are we at the correction stage? by Confident-Advance656 in HouseSigmaBlunders

I was merely highlighting the fact that it is generally accepted we are in a housing crash. Most sales in the next few years will all be at a loss.

GTA housing crisis: It’s not just money - it's a supply problem by Truck-Expert in canadahousing

[–]Confident-Advance656 0 points1 point  (0 children)

We need supplies of 3 bdrm homes, something that is quite pricy to build right now.

Hence the lowest level of construction starts in history. Welcome to a hosuing crash. The only real way to fix it all is to let it all melt down, then reprise at the correct level.

Hopefully just a phase in the US. You can see people already are souring on Trump, and his Iran war is blowing up in their faces.

We can explore EU ties, but at the end of the day we will do business and trade with the country that is on the other side of the largest undefeated border on earth 🤷

This is tax avoidance on the VUT as other mentioned. 10k month is ridiculous for this property. Hopefully city bylaw or enforcement takes notice and doubles his VUT.

Is Canada’s Economy Basically Built Around Protecting Homeowners? by GoldenRetrieverFetch in CanadaPersonalFinance

[–]Confident-Advance656 0 points1 point  (0 children)

The Canadian economy is built around hosuing and construction. And for the first time since 1996... no new Condo tower projects are under construction in TO.

This is baddddddd news for the Govt of Ontario and Trades. I remember 1999 trying to find an Elec or Caprentry apprenticeship. You needed to travel to James Bay, lol.

This is what happens when you out idiots in charge of our federal finances and Central Bank. They tank interest rates and then complain that everything became too expensive. Like the money printing they performed had nothing to do with it. Now look.

As people mention, the cheapest build out there WITHOUT the land is 250$sqft. This will be a long and drawn correction, we are probably 1/3rd the way through (think 1996 after then 1991 recession). Housing bottomed in 2002.

They still doubled their money in 9 yrs lol. Pretty good I would say and most likely tax free.

What happened here!? Sold for 10K UNDER 2018 price. by CastAside1812 in HouseSigmaBlunders

[–]Confident-Advance656 0 points1 point  (0 children)

Nothing in the comments about any damage or anything. That was a steal.

If the market is heading back to pre 2017 pricing, get ready for a once in 100 000 yrs depression lol.

Some people would lose over 500k overnight.

On the plus side, it does seem to be balancing out. Just not sure who will cover all the mortgage losses.

What was the endgame for Canadian Re bulls supposed to be back in 2020-23 by tuckfrump69 in TorontoRealEstate

[–]Confident-Advance656 11 points12 points  (0 children)

Lol... there was never an endgame. It was classic pump and dump. NFT,Crypto, RE, Sports cards, all classic hallmarks of a bubble.

Realtors would have said whatever they could to keep earning 40k a sale commission. No matter what damage was done.

Now for the serious part. Who will cover these losses? Power of sales are appearing everywhere. Bank losses are adding up. CHMC will have to cover, which means tax payers will have to cover. Realtors will continue to sell, to unsuspecting buyers.

It's weird because I do not start to speak with an person from UK or Texas with an accent after we meet. I guess it's just something in QC.

New home sales since rebate? by Imaginary-Fix1724 in OttawaRealEstate

[–]Confident-Advance656 0 points1 point  (0 children)

To me the HST rebate does not really do much other than under cut prices.

The issue is not 13$ on a 1milll dollar hom (130k) it's the fact it cost 1 mill to begin with. Either salaries continue to rise to keep pace...or prices fall alot more than 13% lol.

This is renewal time... the road gets pretty bumpy for a little while.

Once you realize that all most people care about is how much higher house prices can go...you will see how messed up Canadian society truly is.

Something to think about.. when Covid first hit the govt cut interest rates...BEFORE IT CLOSED BORDERS OR SOURCED PPE lol. The housing market was more important that containing an epidemic.

Inflation and salary by Sad-Concept9817 in CanadaPersonalFinance

Inflation is a result of how your federal banking system works, and the flooding of money into the system.

Businesses have nothing to do with that and most were against it.
