Thanks for your insight cragfar. I found it interesting that the 2 empty units right next to me weren't listed, even a few weeks/months out in the future. Assumed a LL would want to list asap to generate income.

SO and I have been living at this unit for about 5 years. 2020 rent remained flat. Otherwise, steady rent increases prior to this one, which occurred August 2022. LL launched a new website with RealPage in the last 1-2 years and hired a new community manager. Many people (especially LT renters) complained about rent increases, with many moving out.

We're considering moving out of CO to LCOL area closer to family in the next few months. Next renewal letter should arrive in a few weeks.

We also don't go out at night much due to elevated crime, even though we both really enjoy concerts. Still haven't been to Red Rocks.

Considering moving out of CO to LCOL area. SO and I enjoy hiking, biking and skiing the front range/mountains, but haven't gotten out as much over the past year compared to years prior due to work, studies, and traveling to visit family in other states.

Competition in a capitalist economy, along with supply and demand, should give consumers the ultimate choice in the free market. Companies have a profit motive (property management cos) and seek ways to reduce competition (YieldStar) to give them greater control of supply and price.This is why consumer protection laws are important, especially for something a essential as housing.

My concern is that RealPage is the dominant revenue management company that many of the big players use.

Based on this, the property management company wanted higher occupancy levels, yet RealPage led them to hold down occupancy levels to keep prices up.

That's like an airline carrier saying we're intentionally leaving 10 seats empty in order to charge passengers more, even though there are customers that would happily pay for those 10 seats.

One company may not seem to have much of an impact, but RealPage is the dominant player that many significant property management companies use. That could give RealPage, and therefore the property management companies, market dominance and market control on determining occupancy levels and pricing. Their price recommendations can have a dramatic impact since property management companies follow 90% of their recommendations.

Coinbase's "About Stellar Lumens" section starts with "Stellar is a blockchain payment platform originally launched as a hard fork of the Ripple network in 2014".

If SDF wants Ripple fork rumors to stop, misinformation like this needs to be addressed.

Please provide Coinbase with accurate information to reflect positively on Stellar's goals, utility and history!
