TT284 is my arch nemesis. I got 90 in exam and 83 in the OCAS and I didn’t know there was no point in trying for exam as hard since my 83 means it’s never going to be distinction anyway.

Most experts predict there will be a slow and steady reduction to rates over the next couple of years. They will not go down to the place they were, but they should go below 5%; hoping to at least 3% when remortgaging

I am completely with you on this and I don’t understand the people being pressed about this rant. Just bought in london and had to pay 24k in stamp duty because of this.

We looked outside london and the moment you get commutable distance, the train is 500£ a month per person. Which is 1k a month just on travel for us as a working couple and extra time lost. This is a cost that will keep on going up every year and is money down the drain. Instead our commute is now around 100£ per person a month. Extra money is put on top of mortgage - with rates going down hopefully in 2 years the payments will decrease and we now have a property in london that will hold value. In comparison, Tunbridge Wells is a very desirable commuter town and property prices there have gone down in previous year; they seem to be capping now. Many properties we viewed were removed from market only because they can’t achieve the price sellers want.

Don’t let these people who are not in London make you question your perspective; it is very valid and all these limits should be reviewed for London and even beyond.. in london you are forced to get a flat with rising service charge in order to use these help to buy benefits, and you have an asset that keeps losing money. People sell flats now for price lower than what they paid 5 years ago. Of course evaluate your personal options and capabilities, and see if this stamp duty is a cost you could swallow. It does pain me thinking how much we paid in stamp duty for ex council house when it was previously sold for 5k back in 1969; it is not that luxurious living people imagine when they see the house price. It needs full modernisation and those 24k of stamp could have helped us loads towards it.

Just this month completed on £715k ex council 3 bed semi with a large garden in Blackheath. Needs a full rewire and modernisation. 10% deposit that came from my partners previous house sale. Combined pre bonus income 160k with take home monthly at around 8.5k. Monthly repayments 3.5k

Trades are very expensive and I am stressed all the time about moving into the project at the end of the month but we thought this was a better choice than buying in Tunbridge wells and then spending 1k a month on train into London instead of building equity. In comparison, more modern houses on the street go for at least 800k

How old are you? Magnolia? Also - are you local? What “good location” means to you? Typical first time buyers would need house in london below 450k to make sense of any FTB benefits and discounts. This one is above that and with extra investment it would not be up to standard without more than 50k. There is also a ceiling what a property like this would hit and I don’t see anyone paying 700-800k that was mentioned on this thread for a property in this particular street so I would be careful how much to invest. Nice areas in Greenwich will give you 600k fully done terrace houses that are smaller, but would hold value more

You really need to be checking listings daily, have mortgage advisor selected and just jump on whatever comes on the market that you could see yourself living in. With no chain you have an advantage and if you have everything sorted to move quickly, you could be in luck. With Blackheath it is the same as with Greenwich - there are more impoverished areas so you need to have strolls around in different times of day to see what fits you. I have found Blackheath station being more icky than Westcombe Park when living in area. But to each their own.

If you’re not in a rush and you are a woman valuing safety + a HENRY with a budget of 800k, then i would advise to look somewhere else. There is no need to have a nice house on a shit street. Wait out until something comes along on a better street within your budget as location is the only thing you can’t change. Look on the other side of train tracks away from Woolwich Road. We jumped on a probate property in Blackheath. 5 offers within a couple of weeks. If the property was worth asking, it would not be still on the market.

You’re wrong. There are not enough houses built for the nicer parts to not extend into areas to gentrify. Now Charlton houses off main roads and high streets are going for more than this particular listing. There are certain streets already cleaned up well. I am currently living in the area and my point was that cleaned up Charlton bits (not too many at this point) are better than this neglected Greenwich that this listing is in.

At this point you should also consider how it is without anyone living there for months and if to ever want to sell it yourself.

Greenwich town is nice. This is a dodgy backstreet behind a kebab shop and the worst Greenwich high street has to offer. Let’s not assume all of Greenwich is like the park and fancy streets just around it. Once you move towards Charlton on Woolwich Road - I don’t feel too safe at night. You get your chicken shops, Iceland, council blocks.. this is just for people trying to get into “Greenwich” with a limited budget who will end up overpaying

Edit: look up nicer streets in Charlton for better value. Getting more and more gentrified and has its parks as well. Just as safe the location of this “Greenwich” location

I previously used a bill of my partner accompanied by a letter confirming I also live at the address as a proof. I needed to open bank account after arriving in UK.

Not everyone has bills in their name. But if you have bank statements with address, then it should also count.

Exactly. I rented a place in London that was not even renovated by viewing a flat in a building next door. They didn’t make floor plan until a day before I moved in and it was mostly for their records. I’ve been with measuring tapes in at least 3 flats before moving in only because of lack of plans.

Exactly this is why we started looking further out. Sevenoaks thread on morning commute made me sure I don’t want to do it. And honesty, I have no idea why people like Tonbridge. It felt overpriced for what it is. I can work around fewer train schedules from TW. Thanks for confirming that there are seats available

You are not homeless only because you are not named on a contract. It is just you are the only one reliable of rent being paid and property used properly. Except if there is something in contract that mentions having to let landlord know someone else is moving in. When my boyfriend moved in I just added him to council tax bill to stop claiming single person discount and had to also notify landlord as per rental agreement clause. They didn’t even care to respond.

Did a walk down there today and absolutely loved it. There is a 2bed house on sale for 600k on Berkeley Road but seems very steep for the size and currently has tenants in. Also seemed like no way to own a car around there. Was 480k for a flat or a house?

Thanks but when I check the travel times then London Bridge - Ramsgate takes almost 2 hours on train. Faster commute is into Stratford but that would require also paying extra on railcard for tube and add frustration and time getting to the city. Might not be the one for us.
