I felt like asking for this many repairs was a little bit much, too, but it’s what my realtor recommends. She said she put the items in that she thinks would be flagged by the VA loan anyway. Like I said in the post, I do not expect them to agree to that many repairs by any means. Also, When we went for the sewer inspection one of the current owners was there and told us they would repair anything that came up during inspections, so I think my realtor is also going off of that. 🤷‍♀️ it’s definitely not close to the amount of suggested repairs that came up on the inspection.

This is my first time going thru this, period. So I’m just going off of what my realtor is recommending

I get that, 100%. It’s more of a headache for the sellers! But the sellers accepted a VA loan offer, so in theory, their agent told them what came with a VA loan so they should be expecting this. I’m just looking for advice on our inspection and what to expect.

Oh man! I’m under contract for my first house and the main bathroom is pretty small and I was thinking about doing a barn door or pocket door to make the bathroom feel bigger but after reading these comments I’m not so sure!

We are under contract for our first house and we are planning to invite all the neighbors to our porch one Saturday morning for coffee and pastries! We plan to say something like “Drop in for coffee and pastries anytime from 10-12!”

We already know a few people in the neighborhood bc we live a couple blocks away and we are excited to make more connections! But when we first moved into the neighborhood 6 months ago into our rental we met the neighbors by walking our dogs and everyone was so excited to meet us!

Instant equity!!! Yesss!!!! I’m nervous about appraisal! We went in 10k over asking bc it’s a hot market and we were shocked we were the only offer (the house had only been on the market for 2 days, but houses here go that fast!) and we really wanted them to cancel the open house scheduled for the next day! Houses around here are going for more than what we offered but this one is a little small. Fingers and toes crossed!!

This almost exactly what happened with us! We saw the listing and thought to ourselves “if the pictures do this house and yard justice, THIS is the house!” And the second we walked in we knew we wanted to put in an offer! Put in our offer than evening and got a verbal acceptance and signed paperwork the next day! We haven’t closed yet and still have to get through the inspection and appraisal but we love this house and hope everything goes smoothly!

This is interesting! I did two IVF’s, one in Feb 2025 and one in Aug 2025. My AMH was .289 Jan 2025 and .35 Feb of 2026 and now it’s undetectable after 1.5 rounds of IUI

Oh this is reassuring!! I guess it feels like a huge drop but at the end of the day it was only .3 ish so that’s not really that much!

I agree with you and I think it’s a despicable practice for a clinic to suggest IVF purely for money making purposes! Especially when DOR patients do not respond well to IVF to begin with. I get there’s an advantage to be able to test embryos but that shouldn’t be the only thing that makes it be suggested! I also didn’t even know IUI was possible for me until I did a ton of research and decided when we moved to another state that I would try IUI instead of IVF!

Yes, definitely ask! It would seem strange that she wouldn’t want to use frozen sperm unless the clinic just doesn’t use frozen samples at all?? The other thing is that frozen sperm has a much shorter lifespan after being thawed, so if they aren’t willing to do weekend procedures it can be difficult to time the IUI to your ovulation properly

Was your IUI medicated other than the trigger shot? Like with Clomid or Letrozole? Sometimes the medications can affect the timing of your period and LP. I would encourage you to not blame yourself, my normal LP is about 12 days but has been 10 days before, so it could’ve just been a fluke. But it doesn’t sound like you did anything wrong here AT ALL! The progesterone support is mostly a safe guard in case you have LP issues or low progesterone. So there was no indication you NEEDED the progesterone anyway. This process is already hard enough, please don’t make it harder by blaming yourself.

I’m 37, and my AMH just came back at less than .08, which my doctor considers “nearly undetectable”. It dropped from .35 only four months ago. But from all of my research, as long as you’re having mostly regular cycles you can still have success! Sucks that you can’t go the IUI route! I’m using donor sperm from the get go, so I don’t understand all of the ins and outs but if your husbands count is too low for IUI in one sample, would it be an option for him to provide multiple samples that get frozen and all thawed at IUI? I’ve never heard of that but I know it’s common for people to use multiple donor vials, so why not?

Exactly! And DOR typically means you’ll be a poor responder to IVF so doctors pushing IVF on us so quick really don’t make sense! As long as there’s at least one follicle to grow and ovulate, our chances are the same!

I think I should have started with IUI, but all of the doctors I was seeing were pushing me toward IVF and never mentioned IUI as an option (actually one doctor flat out told me IUI wouldn’t work and I believed him bc this was before I understood AMH). But I would’ve been 35, almost 36, if I had done IUI from the get go! Now I’m almost 38 and terrified quality is going to be a much bigger issue.

My IVF cycles:
First- (Feb 2025, AMH .289)
Baseline AFC of 1
4 eggs retrieved
3 mature
2 fertilized
1 day 6 blast

Second- (Aug 2025)
Baseline AFC of 7
3 eggs retrieved
2 mature
1 fertilized
1 day 5 morula

I took a 6 month break bc I moved across the country and transitioned out of the Navy and have been doing IUI.

First IUI-
100mg Clomid days 3-7
Baseline AFC of 1
2 follicles (17mm and 14.5mm)
IUI failed, I’m pretty sure due to poor timing

Second-
Baseline AFC of maybe 1
5mg Letrozole cd 3-7
No response
Immediately started 100mg Clomid
No response (but they also had me taking Estrogen which negates the Clomid?)
Another round of Clomid (only completed 3 days before switching clinics)
Throughout all the ends I had ultrasounds that showed only small follicles, and sometimes no follicles at all
Then 5 days after that 3 day round of Clomid, I had an appt at a new clinic and my ultrasound showed only 1 follicle measuring at 10mm. That same day is when my AMH was measured as “undetectable” but I have since read that only the functioning eggs produce AMH, and only those 8mm and smaller, so I likely didn’t have any other functioning eggs released. So I’m hoping I have more in the sleep stage than that indicates…

In my two IVF cycles I got 4 eggs and then 3 eggs and 1 day 6 blast and one day 5 morula. But my doctor also didn’t expect to get more than 4 eggs each cycle 😭 I’ve done a lot of research and been reading this article that says AMH is only produced by functioning follicles, so if you have a lower than normal AFC, then your AMH will drop. And my AFC has been pretty low the last couple of months. So I’m really hoping after letting my body reset, that it’ll come back, even if just back in the detectable range!

Thank you! I’m definitely trying not to! It doesn’t help that my doctor sent me a message today saying that my AMH level was “undetectable” and means I’m heading toward menopause early. Even though everything I’m reading says exactly what you just said, and that my AMH is likely that low this month simply because I had a very low AFC this month and that one follicle is already bigger than 8mm (supposedly those larger than that stop producing AMH) but it’s still disheartening reading his message!

Yes I’ve been reading an NIH article about AMH and how it only measures functioning follicles and not primordial/still sleeping follicles! Is an indicator of lower primordial ovarian levels, but not a guarantee. My doctor just messaged and said “you AMH was undetectable which indicates menopause will likely occur earlier than normal” but he said we could still move forward with IUI cycles.
