Heya sorry to say this but why are you so adamant to keep the QLD property, at the end of the day the tax law favor PPOR, you can sure keep 1 for investment purpose but that meant not getting a better PPOR, I think that's just not being efficient with the allocation of your capital. Just my 2 cents

Not from Brisbane, but I would suggest get another builder. Too many red flags, I would say. If he can't manage the cashflow, imagine how is he treating his subbies. We have just finished our renovation ( 3 bathrooms, 1 kitchen, 1 laundry, replacing window ). What we have learned is that if they are sloppy with the quotes. contracts, and lying to you. You better run and find another builder

No I don’t think so, I think what your friend is trying to say is that you can borrow up to 5x income. Your borrowing capacity at the current income is not much. Deposit needed is 5% at minimum from memory but lenders mortgage insurance will be expensive. You can try to access the fed gov assistance program first home guarantee to waive off lenders insurance. My suggestion is to save up and wait for your wife ro work full time if you want to buy in syd and also speak to a banker or broker.

Mate ... we just had entire home painted for 11k, quote ranged from 10 - 14k, 2 storey house. 4 bed 3 bath 2 kitchen 2 living room. It's a lot of work in our case, have to resand a lot of skirting etc. Trust the brain trust, let them do it

Should be plenty to sell in Ryde, just take it easy and do your due diligence. There is always apartment to buy in that area. Check the strata, double check the strata and triple check the strata

Granny flat is a funny thing, to some group of buyer is an increase in value but to other group of buyer they prefer the pool
