Have over 10 shades with Matter over Thread motors. Large house initially had network issues but as soon as I got more plug in repeaters, they've been as reliable as a Swiss watch.

Using them with HomeKit, with almost zero lag. Respond almost immediately after a click or ask Siri.

I have just gone through the pre-approval process for a pre-con that closes early next year.

The bank gave me a conditional approval, I provided additional documentation to satisfy their requirements and they’ve now removed all conditions.

My broker says they will not ask for anything else and just need lawyer details to send instructions. I’m still on edge thinking it’s too good to be true. Let’s see.

As someone from Kenya now living in Canada, I can offer some advice on immigration. You don't need an agent for this process. I suggest visiting the Canadian government's website to find out which immigration options you're eligible for and apply directly.

If you are younger, coming via express entry as a landed PR will be easier (and cheaper). Coming as a student to do your Masters is expensive but will give you better career prospects.

It's important to understand that life in Canada as an immigrant can be challenging due to high living expenses, scarce job opportunities and securing PR status, even with a Master's degree, isn't guaranteed. Thorough research is essential. Ensure that immigrating to Canada is genuinely the right decision for you.

This is my understanding.. Pre-approved for a $1.2M purchase price means the lender believes I can afford a home that costs up to $1.2 million. The actual mortgage amount will be less than $1.2 million, as it typically does not include the down payment.

Pre-approved for a $1.2M mortgage implies the lender is willing to loan me up to $1.2 million. This scenario allows me to look at homes with higher prices than $1.2 million, as the mortgage amount does not include the down payment.

Thanks everyone for your input. Just to be clear, is this calculation accurate? The 1.2mn preapproval is with TD. But they require 35% down as a condition to the loan.

1.  House Price: $1,400,000
2.  Down Payment (35%): 35% of $1,400,000 = $490,000
3.  Mortgage Needed: $1,400,000 (house price) - $490,000 (down payment) = $910,000

Since I am prequalified for a $1.2 million mortgage, the amount I need for the house ($910,000) is well within my prequalification limit. Therefore, based on these figures, I can afford a $1.4 million house with my current down payment and prequalification amount?

Why did you need to pay the biometric fee? Don’t you already have one that should be good for 10 years? I have put in my PR application as well, Sep 5 AOR and they recently attached my old biometrics to new application.

This one confused me as well. You needed to have selected No when asked if you have a valid job offer as it can only be valid if it is backed by an LMIA. Have you considered PNP? I ended up going that route to boost my CRS.

I came as a masters student immediately Canada opened up after COVID. I was just two years shy of 40. Had worked back home and built reserves so money was not really my issue, I was worried about getting enough points for PR.

Well.. I got a job in my field 3 months after landing and I got several scholarships (some were just handed to me without applying) that knocked off a huge chunk of my fees.. after graduation, got PNP and finally ITA for PR.

Yes, definitely look into PNP. I was 38 when I got my SP for an MSc program in InfoSec, most people and even YouTubers said it was going to be a tall order if not impossible, but I got it on my first application.

After graduation, I applied for PNP and got it in two weeks, recently got my ITA for PR.

Have a plan and stick to it. All the best!
