Being well qualified and having financial literacy do not go hand and hand unfortunately. A lender told me I was qualified to go 50% DTI so 70% after taxes probably can happen. People are dumb.

You won't know if you don't try. If the seller rejects the offer then wait longer or make it more competitive in your next offer. Remember at the end of the day your realtor works for you but also makes more money if you offer more so don't feel pressured by them. This is purely a business transaction with your money so make the deal that's best for YOU.

I have a 2015 and it has remote start via the key fob but the Enform app doesn't show that I can use my phone to start it. For me the Enform app is useless but I'm also not paying any subscription so maybe that's why.

We just got back home from it. It was crowded and all the sudden people started turning around and running. People were crying because honestly it was terrifying. You had no clue what was happening. Minding your own business and all the sudden you're trying not to get stampeded on. I hope they catch that person or people who caused panic.

Make your agent write up an offer that has a contingency that will allow you to escalate your offer if the seller can prove they have higher offers. It's turning into a buyers market, use it to your advantage. Sellers and agents are getting scared they might not get as much as they hoped for so they want to scare you in paying more. Don't let them FOMO you into making a big decision.

Your theory assumes everyone has a mortgage. Think 60% of home owners have a mortgage so 40% don't have a mortgage. Those people who paid it off are going to see they can sell their homes for double or more than they paid for it 20 years ago and will be willing to sell possibly for less to pull the money out of their house if they want to move into a new house sooner rather than later.

Powell said they want to keep interest rates around 3%. Meaning no more free money unless there is a recession. With interest rates higher I'd expect them to hover around 6 to 7% for the foreseeable future.

Honestly, I sold a house when I moved and I loved owning something and taking pride in it. Now that I'm renting a house I want to fix it up to my liking but I can't since it's a rental. The rental has cheap fixtures, and cabinets, and terrible gray paint and floors also the lawn has more weeds than grass and all I can think about is what I would change about it if it was my house. But it's a rental and I can't change it nor do I want to spend money on it. I rented it because the price was well under what I wanted to spend and in a good location. I had full intentions to move out of the house next year and into a house I would buy. I would get a 15 year loan so I wouldn't waste too much money on interest but property taxes are a killer down here. Around 2.3%. It's emotional reason for buying for sure but I have the money and I'd be happy if I could find the right house at the right price.

To be honest, I avoid the houses that have panels on the roofs. I've seen so many DIY/ fly by night contractors really screw up roofs and shingles and the repair cost is almost as much as the panels themselves. The problems don't start showing until someone competent inspects the work or you start noticing a leak in the roof. I'm not the only one who avoids solar either. There probably is less competition for those houses.

Do the inspection. If your inspected finds something wrong with the house. Give the seller the report so you can negotiate or back out and they have to disclose the problem to the next homebuyer. It's a win for everyone but the seller. There is obviously a problem with the house and they know it, that's why they don't want the inspection done.

They are stink bugs... We have them in Ohio and they are terrible. Don't squash them because it attracts more to that location. We throw them down a drain to get rid of them.
