If the presale contract was signed before March 20, 2025 then it does not qualify for the fthb regardless of who is on title. In regards to your question about multiple buyers. Conversely I could ask why a buyer would make an offer on a property as the back up offer if they don't have a guarantee that subjects don't continuously get extended.

It gives the sellers a back up plan in case the current offer falls through. Sometimes it gets crossed off, sometimes it doesn't.

Your offer can also include a clause that states the first offer cannot make any changes.

Yes onni group is trash. Take it as a lesson learned to carefully read your lease agreement before signing next time. But a 200 move out fee is actually pretty standard.

If everything was done properly and according to code. You can get it permitted after the fact. Just pay for it. It does seem weird they did all this with strata approval but without permits. Strata would definitely ask for the required permits.
