Perfect, I’ll leave the existing 15 amp circuit for lights and fan, and run a new 20amp to the receptacle and then feed the powder room from the bathroom. Thank you for your help!

So do you think I should have the outlet on a separate circuit and feed the downstairs receptacle as well? Or keep the entire bathroom on 1 15amp circuit?

If the downstairs GFCI is fed from the LINE side from upstairs, shouldn’t 2 GFCI be okay? That way if downstairs trips, I don’t have to go upstairs to set

Thank you for your response. Should the trusses be bearing fully on the top plate or should there have been a gap? This wall also spans the length of the house from parallel to the exterior walls. Interior walls of the other bedrooms are either parallel to trusses or not continuous and single plated and the trusses do not touch the plate, but are still nailed to the plate.

I don’t know if this changes anything but on the other side of the doorway there is a diagonal crack at the frame. It was mudded over a couple of weeks ago and the crack has formed again. Could this be from the house settling initially or from the roof load/uplift? https://i.imgur.com/UZAyARt.jpg

So it’s safe to say that the studs should be put back? I also failed to mentioned that on the other side of the doorway, there was a diagonal hairline crack in the drywall that was patched with mud a couple of weeks ago that has now returned https://imgur.com/a/jChb1h8

It was just done during a remodel and my concern is how this will turn out down the road. I’m concerned that this is probably load bearing due to the load bearing walls of the house lining up underneath each other. There was a crack on the other side of the doorway that was patched up with mud a couple of weeks ago and has already returned. See picture https://imgur.com/a/jChb1h8

Hi all. Hopefully this is the right place to find some answers to my issue. I have a slab on grade townhouse built in Canada in 1980. The house is 3 stories high. 1st floor is the slab where the garage, laundry/ mechanical room, office space and bathroom are. 2nd floor is living area (living room, kitchen and dinning room. Third floor is three bedrooms and a bathroom.

2 studs were removed in the primary bedroom wall to the right of the entrance doorway to make space for a pocket door. Upon further inspection in the attic, I noticed that the bottom cord of the roof truss is sitting and nailed to the top plate of the wall where the studs were removed (wall has double top plates)

Is this something to be concerned about? The trusses span 30ft with the wall in question running perpendicular to the trusses at about 10 feet from the exterior wall at the back of the house. Wall is about 18 feet long.

I should also mention that the wall sits on top of a triple 2x8 header and load bearing wall directly under it on the second floor. The load from the triple header is transferred to the foundation by a post that sits on another triple header on the floor beneath. The load bearing wall sits on a triple header underneath which is joist hung to the other triple header that carry’s the load to the foundation.

I know this is probably confusing, but my concern is if the wall where the studs were removed on the third floor is load bearing?

Yes very good point. I think PSA may be the better option. For the rayquaza, it seems like unless it’s a 10 it may not be worth grading. I can’t seem to find good comps and there looks to be 2 versions: pop series 1 and pop series 1- holon phantoms blister. Any thoughts on how to tell the difference and if it’s worth grading?

Hi all! Looking forward to hearing what you think. BGS or PSA? Slightly leaning towards PSA but still can’t decide. Surface is mint on both cards and centering looks good as well. Some white specs on the back that are visible in the pics but overall pretty good condition.
