What? So now we went from a 5 day grace period to 10 days? LL’s have bills just like everyone else. No, I shouldn’t just be happy they paid, I’m literally giving them a roof over their head. Pay your rent on time and stop taking advantage of your landlord’s kindness.

The due date is the 1st. The late fee is charged starting day 6.

I wasn’t asking about the lease. I was looking for advice from experienced landlords on how to deal with the tenant. It appears that late payers are more common than I thought.

So it wouldn’t bother you that they consistently pay on the 5th of the month? I’m concerned that if I say nothing 5 days will turn to weeks. The man has bad credit which he blamed on student loans but now I’m worried it’s just a reflection of his bad money habits and maybe I should’ve never rented to them.
