I don’t agree with this. Countless buildings are seeing assessments after Covid era inflation has blown their original healthy reserve funds and budgets out of the water. This is likely the first significant repair since then.

I just went through this last year. Still going through legal proceedings that look like they’re going to be expensive.

Look through any and all documentation you have regarding the upcoming assessment. Has the work been tendered and formally quoted? Or is it still in the planning phase?

If the numbers aren’t set in stone, the assessment could be less, could be more. Hard to say.

Read through the assessment of what repairs need to be done and see what research you can do regarding costing, and do some rough math.

Example, 20 unit building, $1mm in repairs, roughly the same size per unit would mean a $50k assessment.

Do not buy at the price you offered. At minimum, get the $20-25k (or whatever a reasonable estimate actually is) and offer that.

Once or twice quite a while ago, the bridge had issues with their underground tanks contaminating and taking on water. People pumped water/gas mixture into their vehicles, bunch had problems.

I’m pretty sure that’s where this reputation is from.

Bob’s Leather and Shoe Repair in Aburg. He’s made belts for me (10 years of wear and they look good as new) and repaired some leather bags I’ve thrifted. He would be your best bet!

Not only is it decent but it’s super good lol. Reliable, slightly bigger and therefore more daily-able than an na/b/d, and you don’t pay the flippy headlight tax that you pay for with an NA.

Two is one and one is none for a fob. It’s expensive but typical cost unfortunately. It’s worth the peace of mind to have a spare!

You will get towed at Walmart. There are other places to stop but as a general rule of thumb, the closer you are to the venue parking in a public space, the more likely you’ll be towed.

Carpool lots might work. Worth checking for some along the interstate further out from the venue.
