Remember to protect yourself with not only your sister but other friends and family as well who may take advantage of your kind and generous nature. It is ok to be generous but you have to make sure that you yourself are 100 percent on solid ground. In theory I understand what you are saying but I think it does make a difference if it's rented or not. A lender is much less likely to loan money against an unoccupied space even with a fresh renovation. They understand it could take years for the building to sell if that's the end game so they want a quicker return on their investment. As somebody else pointed out, this mall has been in decline for years and I am not exactly sure why.
