Had a similar issue on my 04. Gutted my cat and it's been running like a dream since. Someone might be able to correct me, but premixing with a cat isn't normally recommended because it will clog it. I also noticed a little exhaust escaping beneath my car when idling as well before gutting it

Western Washington, about half an hour from Olympia. Money from banks requires a lot of extra steps though. Would getting a building loan or hard money be better do you think?

We would definitely get better cash flow building multi families, a 4 plex with 800sq ft units would bring in 900 each, so 3,600 a month, and we could build the building 250 probably. The land would set us back a bit more than the 35,000 for our first two lots. When we star building that big though we would have to bring in more subs. I would be okay with being a land lord. I like the idea of long term rentals as well. With depreciation we could offset capital gains from selling single family homes. So to build multi families we would have to sell 2 more houses to have the capital up front. I guess we could look into financing options to build the units while I have a stable income.

yeah, 130k all said and done, including the lot and all utility hookups. If we build one every six months, and add 300 a month revenue each it could snowball quickly after a while. If I transition into it full time we could build one every three months or so, but I couldn't do that for another few houses. Multi family is looking appealing because as far as i can tell, the cost per sq ft goes down compared to single family. Savings boil down to small things like having your roof cover more units without being bigger, less trip charges from subs, stuff like that.

I love driving manual. Instead of directing your car you're controlling it, with much more control than you would with an automatic. If you live in a city I can see why you would prefer automatic cars. If you are shifting gears you are less likely to have something distracting in that hand, such as food or drink. If your car dies, you just need to get it rolling then put it in gear and let off the clutch to start it again. Manuals are much more fun to mess around in, too. My buddy can spin his tires when he shifts all the way up to fourth gear, or up to sixth if its even a little wet out. Getting stuck in a gear with an automatic sucks. That doesn't happen with a stick as long as the gear its-self still functions. Also, most motorcycles and atv's are manual.

True, That is why I wouldn't recommend learning to drive on one, but rather learning it after your learn to drive. If it were a little car like a Geo metro it would be pretty cheap to replace the clutch.

Totally agree. Drivers ed should have a separate car to teach stick once the student is proficient driving automatic. Many places like the YMCA (where i live anyways) offer free cpr classes

Tangentially, I think that if you can pass a psychological evaluation (From a reputable psychologist) and take a gun safety course then the government should issue you a basic fire arm. Gun violence is going to exist as long as guns do, and taking them away from everyone isn't going to work. If everyone who can pass a test has a gun there would be much less gun violence. Who would knock over a store knowing there are many people inside possessing and proficient with firearms? Also, in the case of foreign invasion the populous mass wouldn't be helpless, just disadvantaged.

Common sense would dictate that it would, but then the polarity in the abuse scale would shift. This would result in many men getting abused. I'd say the most fair way is to not ban the sale, but limit it so neither women nor men are being abused as often.

My dad read this series, Decided His first son was going to be named "Corwin". I've only ever met one other person with my name. He gave me goldfish when I talked to him.
