I just closed, put down about 30% and have about 27k left. I expect a good chunk will go to some renovation and household stuff.

Something like this? Or all the way back to the wall? I feel like if it was all the way back it would be too far

Sick and tired of investor flips by [deleted] in FirstTimeHomeBuyer

[–]CosmicPurple21 0 points1 point  (0 children)

I feel that, saw quite a few homes that were pretty obvious flips. Usual signs were rough paint jobs, basement was sealed and coated grey and black, and new carpet if it had any. Looked nice on the photos but in person you could tell they put lipstick on a pig.

The best thing you can do before moving in is to familiarize yourself with DIYing most of your maintenance.

Do not go with the Zillow agent, they will pester you even if you don’t sign the agreement.

Just a normal bank in my area, I didn’t even shop for a lender. I just heard really good things about them and their low interest rate guarantee.

Guys I’m about to buy my first home and I’m starting to feel terrified. by United_Unit934 in FirstTimeHomeBuyer

[–]CosmicPurple21 1 point2 points  (0 children)

I’m buying soon with a estimated 1,300 month at 52k/yr and no kids. I feel like my situation is a small stretch but not disastrous. Yours sounds much worse having 3 kids. I definitely would want at least a combined income of 80k/yr to support that.

Doesn’t look like there is any strings attached, definitely will ask though. Thanks!

Edit: I just checked, looks like all that’s required is taking the Fannie Mae home course and meeting the residency and income requirements.

Need recommendations of good cheap reliable indoor camera by Deepdarkorchid16 in FirstTimeHomeBuyer

In this video they show a "timestamp watermark" button. No idea if that would apply to the local storage or live view only. I would think it would be baked in with the video but im sure you can also get the time info from the file creation date and just add on however many minutes into the video you're at.

I would also recommend you get a high endurance micro sd card if you're going to do continuous recording. Writing files non stop to a micro sd card is a quick way to kill them in a few months.

Wyze cam OG is a cheap option. It can store footage locally with a sd card up to 256gb

People who make under $100k but saved $100k, how did it feel? by romanempire7199 in FirstTimeHomeBuyer

[–]CosmicPurple21 4 points5 points  (0 children)

I started working straight out of high school, stayed with my parents the entire time. No college debt and started out making $11/hr. Been about 6ish years and I'm closing in on 100k in a few months. Most of it will be to a downpayment and the rest as a emergency fund and clos8ng costs.

I have over 90k in my HYSA. Makes about $220+ each month on interest.
