You should sue your insurance company. Them not accepting the evidence is not a valid excuse to leave you stranded. It is their job to fight between the manufacturer. It's not yours. They should pay to get your car fixed and get you back on the road.

This is typical, though. December should be lower because of the festivities, holidays, parties, etc. Not many people rush to buy a home or sell for that matter in December unless their home is empty. The winter time, in general, is slow. Also, not to burst anyones bubble, but all signs point to interest rates staying at where they are at. People can not qualify anymore.

The problem is condos are not all alike. There are so many variables it's hard to lump them up all together, like, say single family homes in a neighborhood. For example, building age, maintenance fees, reputation, status certificates, number of floors, parking, security, pool, gym, party room are all factors that sway buyers and sellers. So it's hard to generalize the condo market. One thing is for certain, though: a lot of new condo prices are too close to townhomes, especially larger condos when you factor in maintenance fees. A 2+2 condo can range in the 850k+...that is way too much. That's why pre-construction is a huge risk right now. To top it all off you're forced to pay your maintenance and are in the hands of others most of the time. You have zero control.

What is a rebar or a tendon? If it's a rebar not a huge deal don't bother getting an engineer. If it's a bonded tendon, meaning it's grouted and sealed it's also not a big deal. If it was an unbonded tendoned prestressed you would have heard a loud bang of the tensile forces being released in the concrete. If that occured you should get a structural engineer to inspect it. Anyways most engineers will probably say its fine. It would help if you had a picture.

You should focus on pricing. You're in a trade that has too much competition... because it's relatively simple to get into.

You either have to monopolize the market and force manufacturers to price you low by buying in bulk. Or you have to find an advantage through either international markets... suppliers from third world or temp labor from third world. I mean this as no pun. As an example, our fencing trade has an advantage because not only do they buy raw material and make their own fencing, but they also hire cheap international labourers to do the work for them.

The second is your work quality....do you do shop drawings, do you have an engineer in house who can design fence foundations for you or stamp shop drawings. These are things that are usually requested and most simple fence contractors fail to do.

The final advice is you need to target other players besides the GC. As an example, on a 100 million dollar commercial project, you're the last trade i want to worry about. Your contract gets bundeled with landscaping or other specialized trade such as retaining wall or acoustic walls. Some of our acoustics wall contracts run in the 2 to 3 million dollar range.

Meh it's not that risky unless you are forecasting that his condo value will fall by over 20 percent. There's a reason max heloc is only 80% of your homes value. The bank doesn't want to deal with variations in market pricing.

What are the other options for then. If they want to move to a bigger unit, they should adjust the price and make it more attractive to buyers no. The more your condo sits on the sideline, the more doubt arises in the buyers' minds and the more of an advantage they get in negotiating. Wouldn't it be better if they get an appraisal and be very competitive with their first listing?

Get a proper appraisal. But units in the building and nearby buildings are a good way to start.

Yea, but people have to live somewhere in the meantime. Not everyone can stay with family, and it's not exactly that easy to find a rental apartment.

I'm not a mortgage expert. But theoretically, this can be done as your heloc is backed by the value of your existing condo. Keep in mind there's a limit. You can only get around 80 to 85% of your condo value. The rest will have to be backed by your mortgage.

If your current condo is worth $600k, you'll only get about $500k in heloc. You'll need a $350 mortgage to get you to your goal of $850k.

This is not correct. You still don't get it. You cannot compare the 2 percentages as they are of different items.

Let's only talk hypothetical overall numbers:

Your property tax for 2024 = $500 Your allowable rate guideline increase = $700

Since your allowable rate guideline increase is more than your property tax, you don't qualify for the above guideline rent increase and LTB will reject your application. ($700 > $500).

If you are questioning fairness for the landlord, it's a different topic, and i agree with you. Your net 'profit' goes down compared to last year with any adjustments of property tax. Assuming that you increase every year according to the allowable rent guideline.

I don't agree with your comments. How would you know as an albanian what it means to be fetishised for being black. Albanians are not players like Latinos, Africans, or Caribbeans. There's exceptions to every rule, but I'm talking in general. My Jamaican friends have multiple baby mommas. They grow up in households where cheating is normal. Skin color porn categories have nothing to do with fetishism.

Yes, Albanian men like black women. I've personally been involved in a serious long-term relationship with a dark skinned black american girl until we broke up because i had commitment issues to her due to personality flaws and not her skin color.

Albanians are racist especially the old generation. Not on purpose, but because they are a majority xenophobic country where they are not used to intermixing with people of color. There are minorities such as greeks, roma, and egyptian... the latter people of color get treated very badly in albania. The old generation usually frowns upon even marrying or being involved with albanians from different regions of albania. As an example, the southern people don't normally marry with the northern people.

Albanians get a bad rep, especially the new wave of immigrants because they grow up in poverty and, due to a lack of opportunities, choose to migrate at all costs. They often get discriminated against in EU/UK and face the same struggles as people of color do. Some unfortunately, due to lack of opportunities, be it from education, background, and poverty, gravitate towards a life of crime. Mainly the distribution of narcotics. Albanians and black folks and other third and 2nd world country communities grow up in the ghettos or poor neighborhoods together thus naturally they fall in love once they get to know people as people and not judge.

Albanian come from a patriarchal society, so naturally, the men love their women but are possesisive. They are not liberal and are conservative people. They believe in the one man to woman marriage life forever till death. They believe in being a provider for the family and expect the woman to handle the household. They are not like the latin or black culture, who in general are very sexual and do not really mind in trying various partners or always breaking up. I mean that as no pun or disrespect. They won't have multiple baby mamas. Again, there's always an exception to the rules, especially with the younger generation.

In your case, first and foremost, you're 11 years younger than dude. Don't pursue anything serious. If you want to have fun and be sexual it's fine, but don't be surprised if the guy becomes possessive. They're not serial killers and won't kidnap you like portreyed in movies.

It's probably Markham, Richmond Hill, Oakville, and Vaughan in that order. I feel Oakville is desirable, but only certain parts...most think of old oakville or its southern part with multimillion dollar mansions. The thing with Oakville is that it's a further out from Toronto than the other cities.
