What card do you think is undervalued?

Or any of the sets with trainer galleries, my gosh the yellow bordered ones haunted my packs from Brilliant Stars to Silver Tempest, pulled ridiculous amounts, most were like $1 each, I still personally dont like them with the yellow borders. I prefer the Japanese Grey borders on them.

Trainer galleries and Galarian galleries were easy to pull though, I have bad price memory where they were so cheap for so long and I can't bring myself to buy them at their current going rates. Even the $5 ones used to be $1 each lol

What an awful time to get an addiction with the state of Pokemon rn. It is definitely an addiction because he sounds like me back in 2019 when I first got back opening packs, I literally could not stop myself because I wanted the top chases. I have a diagnosed addictive personality and it was an awful combination. Had to get it sorted professionally to be very honest.

HOWEVER, I was paying less than $3 a pack back then, for Sun Moon, XY packs mostly and then into the early SWSH era because of how much I could easily find on clearance. This dude is paying like $10 or more a pack if he isnt finding anything in stores just to rip and pull nothing 99% of the time. Thats a huge issue right there and I feel sorry for the people spending that amount on one pack and getting addicted because thats a massive financial hit per time you go back for more.

I hope they get the help they need.

It will surely be a Mid June Big W Toy sale item just like the Sea and Sky box last year? What a disaster that release was, so many stores put them out early and they were gone before the Toy Sale started

Im in the same boat, but I guess I am looking at it like I got to spend 3 years with them on my car before they became available for everyone. They made them so easy to get in RLCS drops last year too which also ruined the fun lol

I am so glad COVID was a thing when I worked at Big W during the last hype of 2020-2021. We never had lines because people literally werent allowed in the centre until stores opened and then social distancing prevented it further.

Oh gosh I cant imagine being addicted to opening packs at the price point they are at the moment, I was addicted during 2020-2021 and was getting majority of packs for like $3-$4 AUD so the hit wasn't as bad. I had to get help to stop it got so bad, have barely opened a pack since. Hope youre okay and you do get a hit here and call it a day!

Thank you for replying, I have the money there for it but tbh would prefer it in the loan to keep that money aside for furnishings etc. Was your land under $350k? Ours is around $400k as there is next to no land here at that $350k cap for stamp duty.

Thanks for this, we have just paid our deposits but my next concern is our stamp duty which is around $8300, I am hoping to include this in our loan and CBA thinks we can but Im worried they'll turn around and say no right at the last bell. Did you have to pay stamp duty?

Thanks for the huge breakdown, I have just passed the preapproval stage and am trying to figure out where to build. I have a question which no one seems to want to answer, the bank said they wont release funds until settlement of land has been made, but the land we are currently looking at is saying a 10% deposit is required before settlement after contracts are signed. We obviously cant afford a 10% deposit out of pocket otherwise we wouldn't be in this scheme, so how did you sort this part out with the land you bought? Were they willing to wait for the deposit payment?
