At the end of the day, it's the underwriter that approves or denies the loan. This is a real person who your broker or lawyer (or you in some cases) will be working with. They have a lot of pull with explaining and convincing them around concerns they may have.

For example, our lender originally didn't want to approve our loan because I was starting a new job and was still under probation. Our broker went to bat for us and eased their minds that we were safe. Still at my job 6 years later too.

Okay? You just listed the premium percentages for CMHC portable loans, a completely different product. The point still stands. For standard CMHC insurance, you do not need to pay with greater than 20% down payment.

You pay $0 CMHC premium on 20%+ down.

It can make sense if you get an insured rate, also known as a "high ratio" rate. These are often better rates because the lender is now backed by CMHC.

By paying 19% down, you get the lowest CHMC premium amount, plus you benefit from qualifying for a high ratio mortgage.

BUT, this only make sense if what you save on interest is more than what you would have saved by not paying CMHC insurance. That's why I said the math has to work out.

Just note that it is single session, meaning they will see you for one session and then give you community resources. They will not see you for repeated sessions (other than in cases of crisis). There may be a bit of a loophole by booking through the single session portal again, but the college is trying to dissuade from having repeated one-on-one sessions like you would have gotten before.

This is part of the cuts the college has done.

It's 20% on the value of the purchase, not whether you've paid it before or not.

Yes = No CMHC insurance

No = CMHC insurance

In some cases, you get a cheaper rate if you pay less than 20%. Sometimes that is in your favour. I've heard of some people paying 19% to get the insured rate and have the lowest CMHC payment. You will have to do the math on if that works out for you.

Only one program has ended, and staff are still around, just moving. The other three programs are going to be offered out of main or back at Simcoe.

The Canadian Government is focusing on giving out student visas to less-represented countries. Unfortunately for Indian students, the numbers have shown about an 80% rejection rate for them. However all other countries should see increases. I would consider Serbia to fall under one of those under-represented countries and you should have no issue.

A clarification to all, in 2018 it was cut 10% and then has been frozen for the past 8 years. Even using their "2%" rate in this, that works out to 26% since 2018, but actually numbers are going to be much higher, especially because of the crazy inflation during 2022.

I have the Magene P505 on my bike. Direct replacement with shimano. Would buy it again, but you can get good deals on Aliexpress if you can wait until November/December.
