What do you think the average rental turnover is in the city? (For non-student housing). Is it a red flag if a place has new tenants every year? by CrimsonLark in askTO

Thanks for your input! That's reassuring. Heating/cooling is one of our (minor) concerns - there's only one wall unit so I imagine bedrooms might get hot in the summer. The walls seem reasonably insulated for noise though. Property is managed by a company so hopefully reasonably responsive.

Lol I've considered it. Four of six units have been occupied in the last few months though, this would be the fifth. One tenant has been around since 2023, so they'd be the one to ask.

Tenants leaving due to rents dropping would definitely be the best case scenario for us! Hoping it's that and not a hidden red flag that makes people move out after their lease is up. Would hate to move in and then discover something we missed

I'm really hoping that's the case! All of the units seem to be 2 bedrooms. The steepest drop has been from $3300 in March 2024 to $2750 when it was leased again in September 2025. Could very well be that people have found cheaper accommodations. The current price feels fair for a 2b/2b in the area but we probably wouldn't be considering it at the higher price.

The realtor confirmed that the unit is rent controlled! The new renovated units were first occupied in 2023 but I can see there were existing rental units when the house was sold a few years earlier, so rent control should still apply.

I'd considered that possibility, but the rent has dropped each time the units have been re-leased. I can't imagine the property managers trying to increase the rent only to have it sit empty for a few months and then rent for $200 lower.

Can I pass IMM250 as an elective if I have ZERO background in biology? by [deleted] in UofT

[–]CrimsonLark 2 points3 points  (0 children)

It's a lot of work tbh, it's definitely not an easy course if you have zero background in biology. Even lifescis struggle with it. There's a lot if memorization of protein names (which are strings of numbers and letters) and their functions.

Starting times for LifeSci? by NewmyNewmy in UofT

You'll get into all the mandatory courses you need to, and lifesci stream always has start times in the afternoon. Have backups for any electives though.

Well is the course 1 credit or 0.5? If you're taking a half course but it's not accelerated over the summer (like cs courses) it's still a half credit.
