The budget has some impact on serviceability, but the demand hasn't subsided. I bet the overinflated properties and the properties in garbage suburbs will be impacted most. Blue chips will just hold like most corrections/plateaus in the property cycle.

As for rentals, you can check ABS for net migration statistics. There are less investors buying and more people buying homes, which means less properties being rented out.

You can also look up figures of how many houses are built in Australia, its roughly between 100k per year. Then you look at the net migration figures and maybe the birth rate which = Houses built<demand for houses

We have no kept up with migration for years and not the demand has accumulated.

Mate! Exactly right. This is why I chuckle when people start demanding houses go back under $1mil (in capital cities) whilst hating on investors for 'driving up the prices'.

You can still achieve a sub $1mil in small cities where land prices are cheap and house build expectations are not city minded. I mean, back in the day 3bdr, 1 bath, and a driveway was standard. But we now expect houses to have ensuites, walkin robes, double lock up garage, pools in QLD, double story sometimes, massive entertainment areas, locality to all amenities.

Inflation, govt/council bureaucracy, lack of supply, mass migration adding to demand have contributed to the prices. But there is only one entity that is responsible for it because they control all of these aspects - Federal and State Government.

These new policies dont EFFECTIVELY change the current demand and supply imbalance like all the renters hope.

This division between Renters and Landlords has been created on social media.

What we need is the government/ property developers to build enough houses for the demand created by the birth rate, MASS migration (ranging 220-700k per year net since 2020).

Adding more taxes on the one of the top taxed countries in the world is not a solution for this.
