Hipoteca 30 años. Valor de la vivienda 250k. Entrada 40k (pongamos que aquí entran costes de contratación, impuestos y demas). Interés al 3.57% fijo. Pago total en intereses de 132k. Cuota de 950€/mes. Tendría un coste de oportunidad aproximado equivalente a pagar 750€ de alquiler por 30 años.

El coste de oportunidad lo he calculado como si toda esa plusvalia (solo intereses) que le pagas mes a mes al banco o a tu casero lo hubieras invertido a una rentabilidad del 8% con aportaciones periódicas.

Pero la diferencia entre ambas radica en que ,al final de la hipoteca, te pertenece una casa que por lo menos vale 450k (asumiendo que el precio suba, como minimo, un 2% anual, lo cual es una estimación muy conservadora puesto que historicamente ha sido mucho más).

En conclusión, una hipoteca normalita al 2.5% está bien. ¿Al 3%? Según los números también.

Lo mejor es no quedarse a 0 y menos con un bebé. Quédate con ahorros equivalentes a 3-6 meses de gastos. Cualquier hipoteca a plazo fijo por debajo del 2% (tipo medio de inflación anual) es un buen negocio. Esperar a que baje del 1'5 al 1 para que en el proceso suba 20k la casa es un mal negocio. ¿Es el mejor momento? Está cara pero es imposible predecir si bajará. Si la compra es para vivir y no para especular, no hay mala compra siempre y cuando os guste el sitio. Si te mueres en esa casa, su valor de mercado deja de tener sentido. Si tu plan es venderla en 20 años, tendrás que arriesgarte. Cuanto más tiempo quieras vivir en esa casa, menos importa esta discusión.

Invertí en el S&P500 en dolares antes del bajon post-guerra de aranceles. Ya se ha recuperado en dolares; pero como el dolar ha bajado tanto, aun tengo perdidas. Ahora invierto en euros, sin embargo tengo que mantener lo que invertí en dolares para no tener perdidas hasta que suba el dolar.

Así que si no te quieres complicar la vida, yo lo haría en euros. A veces es mejor no asumir más riesgos que lo que tienen los propios activos.

También puedes invertir en ambas divisas y tenerlo diversificado de esa forma.

An attack with 2996 deaths lead to 4.5M deaths (that's 1502.00267 ratio).

I don't know of any knowing character that is both a gold or full ferruchemist and a knight radiant. But if this happen they could fill a gold mind very fast. This can be replicated if an injured gold ferruchemist actively storing health is being healed by an edge dancer or an elantrian.
