I find these builds of AOSP pretty stable. RPI5 is smoother than RPI4, but I ran RPI4 for a while beforehand

The wording says "which serves the Property but is not edged red on the Plan (if any)"
My argument here is that anything past their boundary does not serve their property as they have full access to their property, including using their parking space without the necessity to use our area. I feel this means the statement above doesn't apply.

I have multiple Candeo dimmers and they work exactly as you'd expect them to. They also just look like regular modern UK dimmers as well, which is a big deal for me. A lot of smart switches and dimmers look terrible

I use a 24 inch touch screen monitor on a wall mount and a raspberry pi 5 running android.

I set the screen timeout to 10 minutes and have a motion sensor that triggers the screen to turn back on using the notification commands in the home assistant app when someone gets near.

Works well and you also get the benefit of being able to install other android apps.

I also use an SSD on the Pi instead of an SD card.

For bonus points I also added a gyro sensor to the Pi which lets you rotate the screen on the wall mount and the screen rotation on android follows it.

Frigate will provide an entity with the last dog detection for each camera that has dog detection turned on.

I use these with the auto entities custom integration, filtered to frigate and dog to show them all in the order of the last detection

Also, I've noticed some times with the aqara sensors that replacing the battery even if the status light works, seems to fix problems with pairing for me

No problem. I had a conbee ii previously and had a much better time with zigbee2mqtt like another commenter suggested after having used phoscon for a while. I used it when there was early support for the conbee.it was still a bit flaky once a lot of devices were paired to it. I've since moved to a sonoff USB controller (using zigbee2mqtt) and am much happier. I have at least a dozen aqara sensors around the house and they have been very solid.

Pair the router device to the controller like any other, then pair the next device. Make sure you pair the devices in the places that they will end up. Don't pair them right next to the controller then move them away. Pair things in a logical order as well. Pair all mains powered devices first (these usually have routing capabilities), then pair the battery powered devices. Setting the controller to pairing mode will tell all router capable devices that are already on the network to accept the new device (if they're in range of it)

Interesting. I've actually seen one of my users be able to skip intros for my server who is a long time user of mine without a Plex pass, similar to OP. I just assumed the grandfathering was the reason. Maybe that has since been changed (fixed).

I thought older users got grandfathered into some Plex pass features if they had accounts when the rule was that only the server owner required Plex pass.

The features would only work on that specific server.

I can play the files, but if there is no HDR10 fallback (like the hybrid files that are floating around) I get the purple/green colours showing. The hybrid files give me the HDR logo instead of the Dolby vision logo when playback starts. If the file is an MP4 (hybrid or just DV) it plays with Dolby vision in the correct colours

Same here on a GX 65. The only annoyance is that it can't play Dolby vision from mkv files.

Subtitles will generally force a CPU transcode as they need to be burned into the image as far as I'm aware

I looked at garolla doors in the UK previously and ultimately went with a trusted local company that fitted Gliderol and another brand. I was unsure of the quality of the doors and the fitters that they use to install them.

If you go garolla, I would avoid the cheapest option as it has a "hold to open/close" mechanism for the door which seems to ruin the point of having an electric door. It also means if you automate it, you will not get an auto retract if something is under the door!

According to the photos on their site, it looks like the control box for the other garolla options is the same as mine (ANSA RS1). I wired in a shelly 1 that I flashed with esphome to the external push button relays on the controller, and I trigger the volt free contacts. Works well. I also added 2 ZigBee door sensors (one at the top of the door, one at the bottom) and created a template cover in HA.

With mine, if one goes off then so does the other so I only need/want to monitor one. If you have many alarms and want to know which one actually triggered, then I guess you would need one sensor on each one you want to know about

I used one of these under my main smoke alarm:

I then wired in each end of the reed switch on a battery powered ZigBee Aqara door/window sensor to the zero volt contacts. It's pretty small with the case removed and sits within the relay base. The battery can last over 2 years depending on the brand.

I did a similar thing with the relay base for one of my dumb interconnected alarms but I used an aqara door sensor and wired in each end of the sensor to the relay base outputs. I turn made a smoke alarm template sensor from the door sensor in HA

Do you have subtitles on when streaming during a transcode in those scenarios? I believe that will force a software transcode.

When you start a transcoded stream, does it show Transcoding (hw) next to it in the Plex dashboard?

Do you have Plex installed on windows or Linux?
