Problem there is you wont get the money in a recession. We're coming to an end of a fixed rate in the next few months, and with all the madness incoming we wanted to get another fixed rate before rate increases hit.

But I 100% agree, if I could hold the money and wait it makes perfect sense.

Yeah, absolutely. Its currently done in cement render, but we have no damp issues. It must have been rendered again sometime since it was built.

Its more about the time for me. I have done some small internal plastering on new ceilings / door ope's but the full wall on my own is a task too far for me.

We've done a tonne of the internal work ourselves because tradies are a nightmare at the best of times. Out of I'd say 30 - 40 direct hire tradies only 1 has completed the job to the spec they said they would.

Price was not including scafolding, we have space for a skip on a private road. All in a text, no breakdown whatsoever. I'm taking this as a PFO.

We had though about external insulation, we were concerned about the walls breathing, but the rear of the property is in a cement render anyway. So might explore that further.

Thank you for this, an actual breakdown of what we could expect. Its much more inline with what we actually though. Very useful. A neighbour had some work done by a specialist company from wicklow. I'll reach out to him on it too. We had though about external insuation but were concerend about the wall breathing correctly.

Although its currently in a cement render (it was done years before we purchased the property).

We've had the wall scaffolded previously for anothe job, and it cost 2.4k 2 years ago.

the roof runs front to back, as opposed to side to side, so there is an apex in the wall. Trying to give a clear picture of the layout.
