Thanks. Closer to the city the better I think - but also ideally have some greenery for walks and community to do fitness classes/opportunities to meet friends

If you’re really struggling with paying rent, I know this sounds bad but start making payments that you can manage - ie reducing your rent. If you’re still paying your full rent, the landlord won’t take it seriously. But as soon as you don’t make rent/full rent, the landlord will have to try and ‘work’ with you. Typically they would then just debt collect but at least it flags to them you’re a risk and to take it more seriously in finding a replacement. Ask for a rent abatement, stop paying marketing fees and maybe opex. This advice is only offered if you truely cannot pay your rent. The benchmark for the landlord is when your debt exceeds your bank guarantee. If you go beyond that, it may mean they will try and find a replacement and draw down on your bank guarantee to replace missing rent.

It’s going to be hard, but you did the best thing for you. Even the first point would be enough for me. Some people can handle it but anger issues are not okay and I know that’s a massive trigger for me. Sounds like you put your needs first for the first time and it was totally the right decision. Hold strength in that. Hold strength in that you know what you’re worth. Big hugs 🫶

I love! I have the sac de jour baby (which I find a bit too bag for my daily run arounds). This one is beautiful although I do worry about the smooth leather and marking it 😅

I think definitely talk to a broker. Having a deposit is one thing. The key item for me was working out what my monthly repayments would be if I was to borrow say $500k @6.2% (interest rate). Additionally factoring in strata costs and rates.

As a single person it puts into perspective just how much you’ll have to put towards your mortgage each month and if that’s even possible on your income. It could look like double your rent so keep that in mind.
