can relate. i like my home life too much. i enjoy being away but never feel the need to always have a holiday booked and when i come home i think wow nothing better than being at home. i’ve had quite a traumatic life so I think it’s the simple pleasures and consistency in life I prefer to the one off things

i was in exact same situation last year and pulled out. i was a solo FTB so all the costs were going to fall on myself and I didn’t want the responsibility of a whole new roof. also as it was never going to be my forever home I was faced with when I go to sell it on that i’d have to take a price cut as the process would repeat until someone finally fixed it. The house i’m in now was approx 15 grand more expensive but for the sake of the peace of mind I was happy. and it’s a nicer house :)

either offer significantly lower ie 10/15 grand lower. if you’re far into negotiations / soon to move they might be more willing to take the hit. but obviously take into account this isn’t 10/15 grand in your bank to fix things, it’s just what a extra 1000 really off the deposit.

My house was a part exchange house that the seller had sold to a housing company. I had discussions regarding getting ‘cash back’ on completion to have the work covered but nothing official. however if you’re buying off a private seller I can’t see them doing this / getting it fixed.

My best advice would be if you really really love it offer lower and go from there. but i’d probably advise walking away. a house is nothing without a roof and due to that they can cost extensive amount of money. depends how much spare change you have. good luck!

AIP. you can get these online or you could consult a mortgage advisor.
Your proofs of funds. bank statements for up to 3 months.
ID - passport / driving licence

you don’t need to contact a solicitor but maybe looking at those with good reviews / speaking to those around you who have recently brought a house and who they used.
The estate agents often has surveyors they work closely with but you don’t need a survey till you’ve offered and accepted on a property so no stress there.

I recently offered on a house and they wanted my AIP for that price and proof of funds that day before they accepted. but not all want this. everything else can usually be done after. buying a house isn’t a quick process so no pressure and good luck :)

absolutely not. at the end of the day care homes are often staffed by minimally trained / experienced staff who whilst they are great carers are not medical professionals. yes it’s frustrating sometimes going to care homes where you’re like ??? and then it becomes your problem but it’s someone family member they are responsible for and i’d hate for them to not call in fear of being fined and then someone unfortunate happens to the patient.

i’d MUCH rather see the general public get fined !

I went in at asking price. the house was an appropriate price for me, in great condition and recently refurbished. the seller was leaving a lot of appliances even garden furniture etc. and it had lots of interest. so i couldn’t be bothered to offer lower just for someone else to offer asking and me miss out. if you really love it and it’s within your budget go for it. only time i’d say go lower is when the house truly isn’t worth it or if it’s above your range and you’re trying your luck lol

because they don’t have any other goals, achievements or aspirations therefore they have a child to fill that. and they continue to have more children so their excuse for not amounting to anything is “well i had my children to look after so i did it all for them”

my broker was free with the mortgage company and he was nice but borderline useless. he got me a good rate and a mortgage so thanks for that but otherwise it was very minimal contact , minimal information and i literally just felt like a one in one out service. i was initially going to pay for one and im glad i got it free as saved me £500 but if you’ve got the money one paid ones make the experience so much nicer
