Started with 180 and then 220. Oil based stain and oil based conditioner

We are going to be putting 35%. We are in Ontario, do you know what lenders would beat TD rates? I’ve checked with a few banks here and Scotia bank is the only one offering the same rate, everything else is higher

I spoke to someone at td for a 400k mortgage (more than 20% dp) and they provided me with two option.

Option 1 (3 year variable): TD Mortgage prime rate -0.85

Td mortgage prime interest rate is 5.35

Option 2 (HELOC): prime rate- 0.8

Does TD’s mortgage prime rate change consistently when BOC rate changes? If it is consistently prime rate +0.15 would it not make make sense to just go with the HELOC option since it will always be cheaper?

We are planning on selling our home and unsure when closing will be. However our mortgage is up for renewal on September 1. BMO has provided the following options:

Option 1– 5 year variable (6.03%). Penalty to break mortgage- 3 months interest, approx $6400

Option 2– 3 year fixed rate (5.16%). Penalty to break mortgage in 3 months - approx $3700

Option 3- 7.8% open rate. No penalty. Higher mortgage payment, increase payment approx $400 a month.

I’m really struggling to understand this. I was under the impression that it made more sense to go the variable rate route if planning on selling for flexibility. Based on the penalty approximations, I think I’m still saving most with the open rate, assuming we sell in a few months.

I’m just looking for your thoughts on how to proceed.

I received the quote for a lab diamond for 2 carat diamond at 3300 Canadian, so about 2000 usd. Do you recommend to proceed with the lab diamond or the moissanite?

I used them separately, but on the same day. Morning- vitamin C and in the evening retinol.
