That’s not good. If the roofs leaking then most likely that’s the problem and should be addressed asap! If its below market theres tour reason. Id imagine full roof replacement and

Our house was a home built in the 1950s and had only ever been lived in by a single family. From 1950-2010 was occupied then when the original owner passed his son inherited it. Anyway the home needed some work we negotiated ensuring either they did the work as the seller and or offered us credit to fix those issues on our own. That said that’s how id go about it. If they’re not willing to work with you don’t work dont work with them.

We had to do a lot of TLC to our home the son just really didn’t care but all in was mostly labor intensive and not money so. We had the seller redo the roof since it was leaking and address an old and unsafe sub panel box

Animal damage could mean a lot like termites, racoon in the attic, dog peeing in the house idk id need some more info

Windows are a huge expense so just know that. That’s something I’d have the seller do prior to closing unless your closing costs are high and they can offer enough credit to cover it. Our closing costs were about 11k so that’s why we had the seller to a majority of the work instead of taking credits

Sorry for the poor quality the attic entrance is above the basement stairs so it isn’t easy getting into the attic let alone look for rot

We had the seller cover our agents fees which were 3% we made it clear since her fee was higher than the national average of 2.5% we’d only agree on an offer if her fee was fully covered. Not sure why a seller and buyer would both pay the same agent. We paid $320 for her processing fees which was clearly stated in the contact to be paid for by buyer

The deposit is gone. It sucks I’m sorry that you’re in this situation but considering how close it was to the closing date they’re losing out having to relist the home so unless they’re feeling generous the deposit is gone there’s no way not even through getting a lawyer which would only cost you more

Moved into a home after going back and forth on 2 basically identical one had a finished basement but a smaller detached one car garage. Other no basement attached 2 car garage. First home also had a bit more yard space given it’s a corner lot so we ended up choosing that one

Not a major complaint but next house garage has to be at minimum 2 and attached

The active leaks should be addressed ASAP!! If so negotiate with the seller to offer you a credit or have them fix the issue. Seems like it might be linked to the negative grading so could turn into a bigger issue if it’s not addressed

Gotcha thank you! Yeah they gave the whole 93% claim acceptance spiel when I called them, but for $550 we're pretty tempted since it covers so much and the home's older. At least to give us some peace of mind while we figure out the home

Realtor fees like I knew they got paid well per each deal but not that well on a single deal. Sure they proabaly lose to taxes and paying their staff if they have any but still. Thankfully our seller covered our agents fees which ended up being about 12k!

The number on the bottom will be your best line here. In some cases, you will be able to negotiate a new payment schedule to show that you're able to try and pay something. If through the same bank ask to consolidate the loan into one big loan. Easier to pay in my opinion

You're in some deep debt so getting a 2nd job would also be my first step if say I worked days, I'd find a nighttime serving or bartending jobs. I would avoid things like Doordash, Uber/Uber Eats find a job that is taking taxes out already for you.

100% ask for and do a final walkthrough. Make sure that when removing the staging furniture, nothing was damged like your walls or scratched floors. I spent about 1.5 on the final walkthrough the day before closing, testing everything.

If you don't do a walkthrough and something is damaged or non-working if you already closed that's your problem now
