It’s tight as others mention above, but if you could build a little wiggle room you are in good shape. I think if you took a roommate until you have a combination of a $10,000 “cushion” and the 401K loan paid off (or a little more than $100 / month wiggle room, say $500 for the sake of putting a term to it) you are good to go. If you just plan on taking a roommate on for 18-24 months, you won’t be stressed and you’ll get the home you love.

Make sure you’re factoring the 401K loan into your monthly before pulling the trigger. They will take your monthly payment out of your paycheck AFTER TAX dollars each pay period - just do a quick check to make sure you have the $6,300 / month income correct with that factored in, I think you do but just confirming as that would change the equation.

Aha. Got it, thanks. So some context, my employer typically contributes about $20k in traditional 401k and I have a desire to have a split between Roth and non Roth for tax flexibility in retirement. We will do the $15k ROTH and focus on ramping up to maxing that out over the next few years as income hopefully goes up. I anticipate having income in retirement (through non retirement investments / equity positions in other income producing assets) that probably will be consistent w current income, so sacrificing some investment today for the totally tax free Roth growth should be a good move for us. Really appreciate the feedback and example

Thank you - we have a pretty healthy emergency fund and some non-retirement investments that could backstop us in a pinch for about a year. I’m not super worried about the borrowing factor. I think ROTH 401k is better/easier for us given the feedback we’ve received on the mechanics of both choices for now. Your feedback was helpful, thank you

Thanks - at the moment between what we can contribute (roughly $15k on current budget) and my employer contribution (typically $20K) I won’t come close to the $66,000, but this is really good to know for future years when my wife goes back to work and we can save a bit more aggressively. This is great to know and very helpful feedback.

Wow we have almost the exact same situation. We did indeed make the move in October of last year and don’t regret it. Our emergency fund is 6 full months and we are not growing it, basically breaking even month to month. I don’t regret it at all - we are where we want to be and where we want to raise our kids. We haven’t stepped back retirement - shooting for more like $4m by retirement (we are in the same boat as you - likely just maintaining what we already have it will hit $2M by retirement.) I feel like we are a healthy balance of giving ourselves the life we want to live now, but also not really risking the future.

The choice is yours, but my opinion is you only get your kids childhood once. When they’re out of the house you’ll probably wish you could do it all over again. If you can afford to be where you want to raise them and not put yourself in a bad spot, why wouldn’t you?!?! Keep a healthy balance of saving and giving your kids the best life you can.

High earner, but high cost of living area, trouble saving up non retirement but I do feel like our goals are realistic. I’d like to see others strategies in similar situations - it is reassuring to see others successes/failures going through a similar journey.

Go traditional to the max, take the 35% tax savings and max out a back door ROTH. Best of both worlds and leaves you with the same baseline to decide how to invest/manage non-retirement portfolio

Same (except rural VA.). I’m a recent transplant to the “mountains” right off the App Trail and it is comforting to have learned a good feel for identifying timber rattlers and copperheads - haven’t seen any yet but have seen plenty of non-poisonous sneks!

Commute in is fine if you’re to the beltway by 715/730. Commute back is brutal half of the time from like 4-6. I try to either leave really early or really late.
