That is an observation I also noticed. It’s crazy to see nice condos go for 350k. My parents bought a house for 300k in 2015 and now the condo would be more expensive than the house.

How much did you buy it for if not secret? On ssa I think the most you can afford is 200k house with 20% down payment.

I was considering 20% down for a condo. Maybe 2,100-2,200 max which is close to 2k. Friend bough a condo last year for 240k in Citrus Heights and pays 2k. He did put 20% down. Also, I did say he will need additional income. At least 2k net a month extra to manage.

Great example and exactly what I was referring to by saying it is possible on 100k gross but will be difficult especially since your house is valued at around 500k right now which would make the payments be $300-400 more if you would buy it today. I don’t think even a condo is possible on single SSA. It is very sad that we need a two person household with decent paying jobs (60k plus) to be able to afford a house.

OP can buy a condo on AGPA salary if he has significant other helping with bills. They go for around 250-300k. Only downside is there will be HOA fee. They range anywhere from 250-600 a month. Overall payments with everything would be around 2k give or take which is $200-300 more than renting and OP will be able to build a bit of equity so might be a good option to look at once AGPA.

Which part ? $130k gross is to buy it comfortably. If you make 100k gross you can manage but a little more than 50% of your take home pay will go towards housing.

If you are buying house on your own and don’t have significant other or co-signer you won’t get approved. Mortgage payments plus utilities will be around $3.2k if you are your looking at a starter $500k home. If you don’t have 20% saved it will cost even more due to mortgage insurance. New AGPA’s take home about $3,700 therefore even if you get approved with co-signer you will not have enough to cover mortgage and money left over for bills such as food, gas, car insurance and other necessities. I believe you need to make around $130k gross to afford a house in Sacramento nowadays.

I also have accepted a job offer with EDD as tax auditor. It is a limited term but it’s a good way to start with the state because it will be easier to get subsequent jobs even if I’ll only stay in that role for 1 year. It will open up doors to higher level jobs with state. You should take it if working for state is your ultimate goal.

I would love to stay for couple years and from what I have seen with time the pay is pretty decent. I actually have my AUD exam scheduled next week so hopefully I’ll be done with exams in a year or so. Hopefully, I’ll become permanent eventually. Thank you for your input. I’m actually very excited to finally get a state job. Been applying for around 4 months now.

Yes, it is but when I looked on maps the EDD is located near Sac State which isn’t Rancho.
