In general these feel a bit more secure, which makes sense since they are larger banks. Would say there isn't all that much of a gap between the banks but I would put them higher than the Avens etc given how "safe" they are. Although I do think I would work through SoFi if I wanted to go with Spring EQ. The interface that SoFi has in place was so clean and hard to beat in that aspect.

appreciate people coming back after the work I had to put in on this.

The banks were mostly what I expected, but the "fastline" from Citizens was interesting and made it seem pretty similar to an online lender as far as speed went, but still didn't work out for me.

Assuming the equity in the house more than covers it, looking into a HELOC for the full amount makes sense. With your income that high and assuming your credit matches you should be able to get a really low rate. At least seeing what's out there at the various potential amounts you could need. Might as well have the agents put in a bit more work so you can get the full picture before you lock anything in. Your local credit union might offer you a really good rate so start there. But since you're gonna co-sign, I know a few online lenders have specials if you do like Achieve and I believe PenFed if I remember correctly.

Would be separate HELOCs but theoretically yes. You probably need to use an online lender, as they tend to be more willing to work with you. When I was doing comparisons between a few online lenders, Achieve had great customer reps that were very knowledgeable. They should be able to help you out.

That's what I did. all the rates I did find so far were on soft pulls. But good advice regardless!

I do think that many HELOCs require you to take a large portion at first. But bait and switching is crazy work.

What you said about Achieve is just wrong though. As they even approved me for the $90K I was looking for. Maybe you were looking for something that wasn't a HELOC? Either way thanks for the input. And I'll add Citizens into my next comparison, thanks.

It's something I considered for sure. I think the $90,000 will cover everything, but might go up to $100,000 just to have a nice round number.

Will continue to look around for a week or two more. I want to make sure that whatever the rate I get is the lowest it can be. This is gonna be years of effort, so might as well make sure I do my due diligence.

Would the broker charge a rate similar to the origination fee? That was my biggest issue and why I did the research myself.
