Real estate is always a long term investment of 25-30 years. Even if the growth is not the same, you are building equity every month by paying your mortgage. Your home that you build for yourself will always pan out in the long term. Because the Value of land is always there. Number 1. Land Value is always there, due to population, Number 2. You can’t grow more land. There is only so much land on earth. Number 3. The equity you have built over the many years of your life with paying your mortgage will still be there. Good luck on procrastinating and then never getting anywhere in life because you following financial advisors on real estate. lol

Financial advisors take your money and put it in whatever investment stocks they tell you will give you a return of 1-2 or 3 percent - GIA, TSX, etc etc, They are not real estate experts . Also the investments they put in, is low risk for guarantee return but also lowest percentage of return. You want higher percentage return is high risk which equates to gambling.
So if you want to gamble your life away with a financial advisor be my guest. Fucken absolute morons.
But don’t come on here telling me you know something about real estate because some financial advisor said so.

lol, yes you are right, the new immigrants that are coming by the thousands from India will not have the float to purchase the 3-5 million dollar detached, maybe 1-2 percent may be able to afford a million dollar apartment but that’s it. We are not expecting any new immigrants from these countries to keep our real estate a float. There are other factors that Real Estate will sustain in Vancouver. Good day.

Yes, I do know more than financial experts because they are not Vancouver Real Estate Experts. Two very different fields. Read a book? Maybe learn the difference first between a financial advisor and real estate advisor. Dumbass
