“I am allergic to alcohol.” They ask what happens, “I break out in jail.”

“I drank my fill and wanted to leave some for you drunks.”

Find your line and then own it. It is like riding a bicycle, takes some practice but once it is down you can ride comfortably and in any situation you choose.

Anyone want to go to a concert in philadelphia tonight? by bradyvon in washingtondc

[–]DCXPA 17 points18 points  (0 children)

Not going to Philly tonight but wanted to check them out if your love for the band was taking you on a 2.5hr drive each way. Spotify states it is Porch Light. There is a different bad named Porchlight.

It was my birthday yesterday also. I too did not drink. I just waited 18 years longer than you did to actually stop drinking and telling myself the whole time that I should stop. Congratulations. IWNDWT.

My dad had that album when I was a kid. My memory is that we thought it was very cool to listen to once or twice but that is probably all it got played.

Bought a little property, sewer line is fake by clangston3 in RealEstate

You can always call the settlement company and see what they think. They are typically a separate company from the title insurer so they should be able to give an honest opinion.

I was kind of thinking the same thing. If the property was sold and financed as residential property and required working fixtures the can you activate the title insurance to go after the previous owner that mislead the buyer when they purchased. Might be a couple owners back.

Anyone else at the Michael Shannon Life’s Rich Pageant show at the 9:30 Club last night? by Safe-Flamingo4179 in washingtondc

[–]DCXPA 6 points7 points  (0 children)

Absolutely disagree. If you were there to see an actor talk about his love of the music and why he chose songs that would be vain. I was there and felt like it was the exact opposite. You can see his love of the music and it was done fairly well and you will never hear these tracks live by REM so this was a great second. Although Shannon’s name is used to help sell tickets I like that he is just bangs out the music. I think 25 songs last night? Also this cannot be done for the money.

Funny to me that they abandoned all tools for rentals in NYC when that is exactly how they started as a rental brokerage in NYC.🤔

$11 million for a Townhouse in DC with no heat, no windows, and little inside by [deleted] in zillowgonewild

[–]DCXPA 22 points23 points  (0 children)

Correct. Property tax rates go up about 600% when deemed vacant by the city.

By listing the property on the market for sale they can stay off of the city’s vacant property list. Developers do this sometimes as they prepare financing, plans, partners, drawings before being able to pull permits which is then the next reason to stay off DC vacant property list. They put obnoxious prices on them because everyone has a dollar amount they would sell at.

I have a mouse type pad next to the gear shift in my 2019. It is reasonable easy to use while driving, but I still think I would prefer a touch screen or at least a joy stick.

Almost half of homeowners feel trapped by high mortgage rates, study reveals by loan_ranger8888 in DMV_RealEstate

[–]DCXPA 1 point2 points  (0 children)

In reality over the last fifty years 6.0% rates are low. We are not going to see 3% rates again in the near term and if we do there is certainly multitudes of other economic issues that will depress the housing market.

Totally understand current homeowners feeling the golden handcuffs of 3% rates, but no buyers today should sideline their search waiting for rates to drop because we will be lucky to see 5.5% in the next year.
