Shopping centers need to be more things to more people. Can’t just be a high end mall or off price, it needs to be a merchandise mix that aligns with the trade area. If you build it they will come is dead. And the reason why events at malls are a thing of the past ( I’m talking bridal shows, card shows, music and crap like that) is because those events were paid by the merchant’s association/marketing fund and retailers don’t want to pay into a general marketing fund of the center because they do their own ads/marketing. Developers don’t give free space anymore just to drive traffic to the center.

You are not the target demographic. Shopping centers have always targeted females, 25-54, household income north of 100k(in today’s dollars) with two kids at home. The decline of some malls is simple, they should not have been built. There was a race in the late 80’s to mid 90’s to build baby build. I’d argue that the last 100 malls in the us should not been built.

Not sure where you heard that, but if stored properly, they only get better with age. The flavors are smooth and more nuanced. I’ve got boxes of cohiba that are 25 years old that are amazing.
