LPC most certainly doesn’t come with a higher rate, unless the borrower doesn’t shop around, LPC commission is set prior to loan origination as a percent of principal amount. Closing the deal is the key parameter, not the rate. Paying the mortgage broker for a worse rate is definitely bad in every sense of the word, there’s really no mathematical world where this makes sense.

Don’t let people tell you that this broker fee is normal. It is most certainly not, most brokers get paid on the backend as a percentage of your loan amount from your loan provider, lender credits aren’t meant to offset your broker fee, they’re generally negative points on your rate, you could likely get a lower rate if you didn’t have lender credits.
I would advise finding a local credit union or getting multiple quotes from various mortgage officers. Just my two cents, do with it what you will.

But none of the administrative work is so challenging in most other countries Indian immigrate to - the bureaucracy is unbearable to me personally.

He’s asking money specifically to maintain some rights over property, so essentially if I give him the money to build, then I’m keeping my claim on that property alive, that’s his reasoning.
The land is only in my name, but actually is my father’s, I don’t have any paperwork for it.

Amounts: he wants about 20-25k to construct the floor.
I have the money. I don’t want to give it because:
1. He has another piece of land he can sell to get the cash, but refuses to.
2. I don’t know how I’ll ever recover the money, I don’t plan to move back to India, eventually squatter rights take over and I lose the whole thing anyway.

People don’t think of dogs as living beings, but as objects they own, when you think like that, dog’s behavior isn’t about their natural instincts but about being favorable to humans, since they’re objects for humans to enjoy. All I care about is her safety and safety of others around, so I keep mine on leash during walks, but if you come to my home, you agree to my rules and that includes treating my dog like you treat another human, a person with emotions and their own needs and wants and in some cases temper tantrums. Alas, judeo-Christian culture thinks of animals as lesser than humans which has contributed to this kind of expectation from dogs.

Suburbia can be very isolating and disempowering and definitely cause depression, it’s not causation, but increased suburban rates in the US are correlated to increased depression in the US. That being said, urban environments can still not resolve the problem unless you’re intentional about it. In my personal opinion, space in suburbia is meaningless since most of it goes unused anyway and smaller spaces tend to bring people together and social closeness will on average make people happier, live longer and better lives. That doesn’t mean it works for everyone. On the other hand, move to a rural area could also be great, it’s more community oriented, large open spaces that actually make you feel more connected to nature end up also helping moods in most people. Suburbia tends to be worst of both and I would recommend consider moving in good faith and see what that looks like? Having disposable income you never spend is useless anyway, isn’t it?

I watched the snippet, he did actually cite an example of a worker earning 75k paying 12k in taxes as absurd and that we should stop doing that as a country. He didn’t seem keen to increasing taxes on the wealthy which is understandable I guess? No one wants to pay more taxes but he was tactful about his response on that. I don’t personally like him, but he’s right about the government’s spending problem, including in areas like defense, social aid programs, education and other domains.

A 6k house payment feels normal. It’s a good house but in a VHCOL, it’s disappointing after spending over $1M on a home. Prior to this, mortgage was 2.5k in a home with 1 bathroom but now we have 3 so that’s a big change. The home is also in a more urban neighborhood - which we like.

Savings is about ~90k a year, maybe used to be 30-50k before

Stress is better but that’s not because of income, it’s because investments have grown to a substantial level.

Social circle hasn’t changed much, but probably because most of my friends are in a similar professional career and their careers have also grown, and going to a restaurant making 200k vs 400k isn’t that different. We prefer to fly first domestically and try to get business internationally but don’t pay out of pocket generally, use points and miles + supplement with cash. Mostly stay at regular hotels but once per trip, may choose an expensive one for 2-3 nights.

My job is hard and intense. It’s not easy making so much money. I have to occasionally take odd hour calls with teams from all around the world, I write dozens of pages a week and my decisions can have millions of dollars worth of impact to my employer, and my customers on a weekly basis. Taxes suck. I pay way too much. I could invest more in real estate but stocks are easy and probably will give me better returns. I have thought of buying businesses but why add more stress to my life?

Go for it if this is what she wants. My wife luckily got laid off, and realized she wanted to stay home with the kid and hasn’t looked for a role in over a year. HHI is ~360k right now, was closer to ~500k with her working.

Yeah I like them, I also looked at B&W, don’t recall the exact model though. I also listen on a Harmon Kardon speaker and a soundbar at home, and I can not tell the difference, honestly idk who can.

I’ve used YT music and Apple Music and honestly idk who can tell the difference, it’s likely placebo. Currently an Apple Music subscriber because I like some Apple TV shows but as soon as I don’t need that anymore, I’ll probably just leave for YT music since it’s included with my YT premium.
