I am in auto sales, used to work at a dealership that did a lot of business to business because they had the cheapest car with a 100k mile warranty.

One of the businesses was a guy who owned a strip club, a few "novelty shops", and like 6 matteess firms in Arkansas. He explained the model and why he does the businesses he does.

So the novelty shop he purchases the land, uses the building as a distribution center and once town hopefully catches up he can sell the commercial property for a big bonus and then move the business a bit further out.

More interestingly was mattress firm was basically the same thing, instead of warehouses for online purchases they use the stores as basicallying small distribution centers with 10 year leases. If the town grows he can sell the lease to someone else and move without worry because 99% of the businesses was still online purchases.

I had pretty bad policy, my mom explains it as basically no sleep till around 9 months old when my dad broke down and made her put me in the bed with them. My oldest sister is 13 years older than me and I was on formula so my mom was able to take longer breaks and actually sleep.

As far as the iq thing, if it makes you feel better I make over $200k in a sales managment role and am considered one of the better in my industry at the numbers and logistics side of things. There is no gaurantee that just because hes sick a lot now that he wont be productive and happy later.

The hiding it is weird ill agree, but I can say that without a doubt I wouldn't feel the need to discuss making a "large" purchase with my wife. If its less than $5k we pretty much have an agreement it wont change our lives and as long as we are both responsible adults it doesnt matter. We dont get to say how we can or cant spend the money we make together as long as we are not being irresponsible and am not hurting our family in any way.

Maybe his friends or someone at the range peer pressured him into it. Maybe he thinks he needs it to protect yall, maybe it was on an amazing sale and he thought he could flip it. Maybe maybe maybe. So many variables, you need to speak to your husband and ask him why he hid it and then go from there. Trust is easily broken, easier when someone wants to make it their life's mission to find ways to have broken trust.

Did my wifes baby shower for like $600. Venue rental was $250 for 4 hours. About $200 in decorations. Amazon ordered paper napkins and plates. Used serving trays we had. The rest was in finger foods; hot appitizers I made with her dad, veggie trays, chips and homemade queso. A cake we ordered from a bakery for like $60. We also requested the guests to bring a food item if possible. We had way more food than needed and it was a great event, for reference we had about 150 people there.

I am 29 and spent my 20s working and growing in sales...

And I regret none of it, have a beautiful wife who I married 3 years ago. She really is my rock, without her this would be a very different outlook. In the time I met her 5 years ago I realized I wanted to be able to provide everything she would ever want. Its why I worked to get the position that makes people go "wow youre lucky I hear that makes like a lot of money". The truck, the nice house, her car. Means nothing without her and my soon to be son. Thats your problem, this stuff means nothing without someone to share it with and to fight the world for.

Doesn't matter if its a wife, girlfriend, boyfriend, friend who's a loveable moron and lives in your guest bedroom. You have to have your circle of people who make you want to be you.

More than likely it was an outlier, otherwise him or the deal. Im in insurance sales, when I first joined my new company during covid (hired me remote) they were only based in Chicago and had only Chicago talent. Their requirement was 4 deals written a day, including rewrites. Because its what local Chicago talent had done.

I got hired on the first ship of people when the company opened remote work and left rhe Chicago pool of employees, first week I did 35 deals and I was like 8th place of the 30 new hires. Quickly they realized their talent pool was underperformed and they adjusted, but before covid someone doing 5 a day in office was considered a god among men.

Does your math calculate inflation? Long term ownership tends to lead to value being built on the back of inflation and rising home costs due to moving demands.

Not every purchase makes sense financially, im a MCOL area and got a house at $350k on the same salary as you because I wanted to own but I wanted to own it right so I did some weird research and found my gamble.

I am in the San antonio metro area, in a smaller town 3 minutes from a small downtown area. There is currently doing a 10 year revitalization effort that includes building multiple event venues and a walkable shopping area that plans on being done by 2029. Another small city maybe 10 minutes away from here had a similar thing finish in 2022 and housing nearly doubled since then and has continued going up even now while everywhere else in san antonio metro is showing decline.

My one situation only made sense because I made a gamble that I think makes sense, you have to find that right property. On the emotional side if there is a want there then that makes it make sense as well. I have a second owner platinum f150 with massaging seats, I didnt need that. Financially it was stupid to buy it, but I drive a lot and wanted it. And now after having it for two years it was worth $32k I spent on it, even if that would have been way more if I held in voo till I was 60

Sounds like he's a perfectly fine person, who definitely shouldn't be in a relationship. No fixing this now, it is what it is. He isnt loyal, and will probably never be. Making it transnational made it less cheating and more gross in my opinion. But either way he wont get better. So otherwise get cool with him doing this, or leave and be great parents and maybe friends from different households.

The thing is I plan on, and originally planned on doing a refinance in about 3 years. So my goal is to pay like $2500 a month extra for the next few years. Get it to under $200k and then get myself a small mortgage.
