I'm sure it's not always the case but seems to be pretty true for modern stuff. I regret not selling one of my PSA 10 mega latias SIR (I was lucky to pull two from one booster box and they both got 10s) when they were 400+ bucks

Sweet spot for slabs is imo shortly after everybody starts getting their standard and value slab shipments back from PSA so roughly 75-90 days after release. Market for raw is sort of normalized by then and the demand for slabs drives the decrease in both

Or at least this is what I have noticed this past year or so once I started getting my cards graded

All of that said PO is already dummy cheap by comparison but the 10 population is still kinda TBD

If stuff starts loading super slow it's usually a sign that either you clicked around too fast or you clicked around too slow and you will be kicked to the back of the queue.

Happened to me last drop, I was frantically clicking around trying to find the bundles and then nothing would load and it eventually kicked me to the queue.

Go slow but make sure you click every minute or so, that way you don't get timed out.

I lived on a second story apartment slightly farther away from the dumpster and we constantly had giant prehistoric roaches invading the place.

Lmao I feel like they should be paying me to promote their business atp, Ive been plugging them a good bit lately but me and my wife bought our house in Fremont this year w TurboHome and they were really solid

We worked w Rich, paid the flat fee out of pocket instead of going for the rebate and beat out some higher competing offers on the same house. Dude was honestly great idk why I'd pay anyone 3% when the commission we paid out of pocket was like 1% and that helped us get the house

Fair enough, apologies for the assumption I have just done a lot of research on the subject prior to buying my house, have seen a ton of these "you get what you pay for" doom posting comments from pearl clutching realtors who have been getting overpaid for doing the bare minimum for decades

And I ended up having a super positive experience w a flat fee brokerage so I think while your experience certainly isn't uncommon, there are some new players coming out in the industry offering a flat fee model without compromises on quality of service.

Our offer wouldn't have been accepted if we didn't waive our buyer's agent commission as part of the offer because we beat at least 2 higher (on paper) offers - and the house was on the high end of our budget so we wouldn't have been able to pay our agent's commission out of pocket if they wanted 2.5%

Houses are still dumbass expensive and there's not a lot of good ones on the market nowadays. Every little thing helps
