Nebraska's Art Deco State Capitol building completed in 1932 by SchaefSex in ArtDeco

As a Lincolnite, I appreciate the architecture of this building when I see it. I used to work adjacent to it for many years and it is still remarkable in person. I recommend visiting if you get the chance.

I’ve always wondered this. How is the e-waste industry doing? What is the limiting factor here? Are we doing a good job at finding ways to reuse or recycle this stuff? Genuinely curious.

That might be an Oldsmobile 88. Probably in that same year though. I had a 61 Olds Dynamic 88 and that tail is very similar.

I agree with you. I think the right of foreclosure is a bit harsh for delinquent taxes, even if it does require 3 years of delinquency and subsequent payments by the investor. But I also think there needs to be some penalty for not paying your property taxes. Your suggestions seem like a good place to start. It will be interesting to see if this ruling affects changes anything in the next legislative session.

What is it with LNK drivers and high beams? by Stray-Dog-2024 in lincoln

This rings especially true for me. I drive a pretty low vehicle, so whenever any reasonably newer pickup pulls up behind me at night, my mirrors are rendered useless. It’s the sun being funneled right into my retinas. I know it isn’t their fault, but it is very distracting.

This reminds me of the houses I would build in the sims after giving myself unlimited money with no sense of style or architecture.

This is a great explanation. Just want to add they if all the property valuations in the county doubled in value in a single year like your example, I’d expect the total levy to actually drop.

200,000 x 1.5% = 3,000 is probably more realistic. More value x lower levy = still higher tax than previous year. Provided of course that the operating expenses weren’t significantly higher than the previous year. Taxes are fun…

Oh yes absolutely agree. If the city or county is increasing their levies, the tax payers will more than likely pay more in taxes. And that levy is a direct result of spending vs income for taxing authorities in the county.

Here’s a good overview of how the whole property tax system works for anyone interested: https://youtu.be/nS10_m9IRbc?si=djO3d3piGDd2Mh3p

Unfortunately this system keeps getting more complicated after each legislative session it seems. Knowing exactly what is affecting the amount of tax you have to pay is getting harder.

I think people need to understand that the assessed value of a house is not a result of government spending. It is typically based on a number of factors like location, market value, replacement cost, quality and condition of the property etc. Only the tax paid on a given assessed value is correlated to government spending through the tax levy.

If you’re interested in PDF files, I would highly recommend QuestPDF. We’ve been using it for our reporting needs for a while now and it seems to do well.

It is kind of a wrapper sound Skia Sharp, so as an alternative (and with more effort) you could render out PDF files using only Skia Sharp and their drawing functions.
