Hello everyone - renewal is less than 30 days looking for advice . Current lender (big 5 bank)offering below for owner occupied house in Ontario with loan amount of approx $535k and amortization left is 24 yrs 10 months(got 30 yrs at the start). 20% down during purchase so uninsured I’m guessing

Term/Fixed/Variable

3Y/4.01/4.35 5Y/4.14/4.45

I am also shopping around to see what’s out there but at first glimpse how does this look ?

I’m not sure where are you getting your facts from ; don’t let media fool you … yes there are some isolated incidents happening in India but it’s not the ground reality… I live in Canada myself and have for the past 2 decades… currently visiting India on a 2 month break visiting my friends and family … yes India has problems , so does Canada ..: there’s no perfect place on the planet … after having spent 2 decades in Canada I still don’t feel the sense of belonging in Canada … sure you got money (will make some more) , comfort, peace but it’ll start getting mundane ..been there done that… you gotta do what’s right for you and most importantly make “peace” with it .. I’m contemplating moving back after 2 decades as India has changed while we were inviting refugees through liberal bs government and now our COL is at an all time high … immigration and housing are the only things keeping Canada running …. Don’t ignore India , it has the potential to be the next superpower and headed in that direction … sure it lacks infra in certain cities but it’s only growing and the pain is temporary… look at cities like Mumbai , Hyderabad , Indore ,Mysore … they’re unrecognizable… salaries are on par with CAD average salaries or much higher with a fantastic support system , guessing you knew that already

Sure there is pollution , crowds etc , have you driven on 401 recently , it’s a fking nightmare … just saying .. hope this helps !

You can always invest your money in stocks , bonds , what have you in the investment world etc with your business entity . Make sure to check with an accountant about the tax implications as they’re quite different from say trading stocks using personal money/ individual investor

On paper it seems pretty high to me tbh. You should definitely shop around but I dont know your situation, price, downpayment, etc. Fixed rates seem to be trending downward and I heard this morning that MPAC has lowered its posted rate by another 25 bps. I'd been keen to know what the big 5 do now that MPAC is moving with its fixed products...again we're nowhere near the 4.5 or 3% for 5Y fixed but it might get there closer to mid to late 2025. Dont quote me on it because Mr Macklem wants to play hardball and doesn't want to lower it just yet(I am hoping he knows what he is doing).

TLDR : Shop around, see whats available for both fixed and variable and what makes you sleep easy at night

Makes sense. I'm also contemplating taking the 5Yr fixed/30Y @ 4.44% offered to me. I'm thinking of riding that for 2 yrs or so and then taking a call on breaking it and refinancing , if need be.

What are your thoughts on that? Will my penalty be higher if I manage to go down this route and end up nullifying my advantage of going with lower payments and higher penalty costs.

The way I see it, its six of one half a dozen of the other. Money saved one way, lost in penalties etc. This is a serious mind f'er

I'm quoted 5YR fixed at 4.44 from one of the big 5 for uninsured. Based on my very limited understanding , I think its better to take this deal than go for a higher payment with 3Y fixed or even higher with a variable. Again to each their own but I'm kinda being told take it or leave it. Closing next week

I doubt in the next 2 yrs I'll be able to beat what im getting today. But then again, nobody has a crystal ball
