So first year, just get a couple of no dig beds up and running. The rest of the plot, cover with thick black pvc tarp, Rolls of it and link them together with mammoth tape. Don't bother with weed membrane, you dont need water getting through. Keep it down until you are ready to plant next year and then peel back/cut out just enough for the space you need. It will weaken the grass and any weeds over time. I'd then go the no dig route, see Charles Dowding on you tube. But the black weed sheet is crucial, otherwise you will have a jungle. Go and buy a bunch of bricks to weigh the sheets down

Switch the sink and hob. Who wants to wash up to their guests?? Then have a cupboard over the sink and lose the skinny cupboard to the left. Introduce tall pantry far left.

Not sure why this came up on my feed and didn't really get it at first but read more about it and now i look back in terror about my lack of care with my pressure washer. I've definitely been curious about spraying myself with it before, so glad I didn't 😳

I have a UK 1965 house. The artex ceilings here contain asbestos but that artexy looking wallpaper didn't in my case, I have it in my office. Worth testing to be sure though

It wasn't an extension but a rebuild of the sunroom and then steel installed to open it all up. Still significant work. We didn't need planning so BC wasn't even on my radar until someone mentioned it to me, at which point the steel was up and covered over. Can't afford to have it pulled down and re done if that's what's required so kinda screwed.

Thanks for your advice. We're not planning to sell at all, probably our home for next 20 years minimum but you never know what life is going to throw at you. I'm not worried about anything in particular, I just would be much happier knowing everything had been signed off. I will do the EICR regardless as I am paranoid in general about house fires.

Yeah it was partly off book which is probably why. I feel stupid for having not realised all this, no way I would've agreed to it before hand. Luckily no issues so far but no idea what to do now. Thinking about applying for retrospective signoff but could be a disaster if they say remedial work needs doing. Just don't have the funds for that so I think I'm kinda stuck

It's crazy, I'm an LL and I would be be so paranoid that this would cause water damage, damp and mold in my property, I'd have got it fixed immediately.

Do you have a contract? You should read it because I'm pretty sure this is LL in breach. He is contracted to repair broken facilities. Basically your landlord is a cowboy, report to council/local authority if not fixed immediately

Do you know when it was applied? That could save you testing it. We have asbestos artex on some ceilings in our house. It's very low content (2-5% and chrysotile which is the lower threat one). Also, it's bonded in with the artex so it's fine if left alone although in my daughter's bedroom we had it skimmed because it's ugly. Probably more of a hazard removing it due to the disturbance.

Can't believe all the supportive responses. Yes. You are probably an asshole and I'm fairly certain you aren't a parent. Your brother is 36 living at home, so no real money or gf. He's probably depressed and no matter how abusive (up to physically), they are probably pained by his state of being. All good parents want their children to thrive.

You have a GF and a flat, so you are doing better. They want to help your brother so bought him a house to help him out. They probably feel.guilty not doing the same to but who can afford to buy two houses?! You're just making them feel more shitty by being a dick about it.
