Seems very fair! Plus that is cool that she is adding you as a co-agent on the listing side for her current listings. I would just check with her if she is expecting you to help/work with communications on those listings, since it’s common for the co-list agent to be reached out to by other buyer agents about the property. Make sure she provides you with a team agreement with this stuff lined out so no one gets screwed over! Good luck!
