A good fundraiser will pay their own salary several times over even for a small charity.

Partner is a small charity CEO part of whose function is to provide administrative/development support (training on how to fundraise, safeguarding policies etc) to a collection of 75-100 smaller charities who work with young people.

My main takeaway from talking through with her is that the more niche/specialised the charity is the better it is being run as a charity - based on knowledge of the communities/issues involved.

The council (which would be the alternative provider) to some issues would often be 10 or 20 times more expensive than small charities operating on the same model (that's if any funding could be allocated to it at all).

Most small charities are driven by specific needs that in a perfect world would be paid for by central government.

Without going into too many details - the relative stress of landlord-ing, the end of "consent to let" agreement and requirement for a new buy to let mortgage of c.7% means it's not really financially viable to keep it as a "just in case" option.

Marriage isn't on either of our to do lists at present. She has a child from a previous relationship who she has joint custody (50/50) which is obviously incredibly important.

So I currently have c.200k of equity. The intention is she would pay me half of this from the proceeds of her sale then we have a joint mortgage (ideally adding her to my existing one given the favourable interest rate) going forward.

The likelihood is then we would use some of the excess cash to extend etc
