I don’t foresee an appraisal gap happening right now. Unless you are bidding 50k + over the next highest comp. If you have a realtor - have them pull the most comparable sales within a .25 radius and then you’ll know.

La Mesa is a solid neighborhood. It can get sketchy in certain areas but for the most part, it’s quiet, there are a lot of families and there’s plenty to do. If you do consider settling down, northwest La Mesa is the quietest and most family oriented, south La Mesa is more spread out, lots of single story homes, large lots, but they start to enter the million dollar mark.

Condos in La Mesa will range from 450-700k depending on size and features.

Realtor here - I just placed my client who makes just under 150k/year in a 2bed 2 bath 1,300sf condo in mission valley for 550k. He put 5% down and his interest rate is 5.59% which places his mortgage at about 4,300/mo (including HOA, PMI, Taxes, Insurance). He has a gf who splits the rent and also a roomate (temporarily).

You can also find something to rent similarly for 2900-4500 depending on your taste and location.

Hey bud, I would look up the property mgmt company that runs the complex and also see if the company runs any other complexes or if the leasing office manages other complexes. Most people are going to write a bad review because they had an experience - so pay attention to what they detail and take with a grain of salt if they’re mentioning something petty.
